Guest and Owner will sign an occupancy agreement detailing the terms of the stay. Guest may request a copy of this agreement at any time as it is specific to each Villa rental. This villa has a specific allowance for electricity usage which covers normal use per day. If guests run all zones of AC 24/7, it has happened that guests may exceed the allowance and there is a surcharge for overusage based on actual bills or meter readings upon entry and exit. Excess electricity usage may be deducted from the Security deposit that is on hold with Airbnb. To avoid that please be mindful and turn off the AC units when you are not in the room. From Azurea, you are a 2-minute walk away from the sand and within walking distance to some of the best dining options Puerto Rico has to offer. Forget the rental car because from here, you can walk or Uber to everything! The house is approx. 10 minutes from the airport, restaurants, supermarkets, pharmacies, and shops all within walking distance. There are many things to do in the surrounding areas; here are some of our favorites: Chill at the beach! It is one of our favorite beaches in Puerto Rico and a must-do if you are staying at Azurea. The house has beach chairs, towels, and a cooler for a long day at the beach. Lunch or dinner at La Placita de Santurce a local market with 20+ restaurants and awesome nightlife. We love Santaella restaurant which offers local cuisine with a modern approach and is in La Placita. Explore Calle Loiza, which is blocks from the apartment. This up and coming hip street is littered with funky dining and shopping options. Start off with a margarita at Acapulco and head down the strip stopping at Sabrina or Azucena for sophisticated Puerto Rican food. Explore the El Yunque Rainforest. El Yunque is an easy 40-minute drive from the property and is the only rainforest under US Flagship. We can help coordinate tours to this destination. Spend a day in Old San Juan. Azurea is a 10 min Uber ride from the oldest city in all the US. There is a lot of history to be seen and great food, drinks, and shopping to enjoy! STARTER AMENITIES At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay. All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 pool/beach towel per guest. We provide a set of disposable essentials to help you get your vacation started comfortably. These include: - 1 set of hotel-size soap and shampoo (per bathroom) - 3 garbage bags - 1 roll of paper towels - 2 rolls of toilet paper (per bathroom) - 1 dish soap - 1 dish sponge Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay. HOUSE RULES RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed. NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated. NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property. QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors. UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable. MAXIMUM OCCUPANCY: The maximum occupancy is 12 adults/children at all times, including visitors. OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. GETTING AROUND If staying within the general San Juan/Metro area, we recommend moving around via Uber. **This property does not include parking.** IMPORTANT: If you need to rent a car, there are various paid parking garages around Old San Juan - pricing varies as some charge by the hour and others have a flat rate. LOCATION Staying in Old San Juan is a truly unique experience filled with charm and character. From Villa Preciosa, you can comfortably walk anywhere within Old San Juan. The apartment is located on one of the quieter streets but still steps away from all the action. We recommend taking a cab or Uber from the airport and using Uber while you stay at Old San Juan. Renting a car is not necessary unless you are planning on road tripping. This is a truly walkable location with everything you need a short walk away. The apartment does not include parking. Nonetheless, there are convenient parking lots close to the apartment. There are many things to do in the surrounding areas, here are some of our favorites, all within walking distance: Explore the El Morro Fort. There are daily tours of the fort and the large green areas have spectacular ocean views. Take a tour, have a picnic, and fly a kite. This is a must-do. Explore the iconic Calle San Sebastian nightlife. There is a large assortment of bars on this strip which is a favorite among locals on Thursdays, Fridays, and Saturdays. Breakfast at “La Mallorca”. This is a Puerto Rican landmark well known for its locally inspired breakfast and pastries. Savor Stuffed Avocado. Healthy and "trendy" spot where you can create your own avocado bowl. Take a stroll around “Paseo La Princesa”, a waterfront walkway which you can start off at El Morro and finish of the walk with a rum tasting at Princesa Gastrobar at the end of the trail. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed. NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated. NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property. QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors. UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable. The expense is covered so that our guests do not have to worry about extra fees. These wristbands must be worn at all times, this way Complex Security can identify authorized Guests. This is for the safety, security and well-being of guests and owners. Personal or Rental Car is Strongly Recommend! There is no public transportation available so you will want to rent a car or van during your visit. If you don’t rent a car, there is a kind of flat-rate fare from the airport to Aquatika of $70-90 (subject to increase without notice - so check before you get into the taxi). There can be small surcharges for extra luggage, night time service from 10pm - 6am, tolls, or more than 5 passengers. Regarding Taxis, if you have any questions, ask the taxi dispatcher at the Airport who response your questions. Tipping is at your discretion but normally about 10%. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed. NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated. NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property. QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors. UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable. MAXIMUM OCCUPANCY: The maximum occupancy is 8 adults/children at all times, including visitors. OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund. TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items. TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated. SUBLETTING: Subletting or re-renting the property is not permitted. CHECK-IN / CHECK-OUT TIMES Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that. If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule. If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival. Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you. TRAVEL INSURANCE / HURRICANE SEASON We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues. Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased.
