This is a large, family friendly Tuscany villa with pool sleeping up to 19 guests across 7 bedrooms. Furnished with an eclectic mix of antiques, the interior is beautifully presented whilst outside there is a wonderful infinity pool and attractive grounds to explore. At the end of a road, there is no passing traffic making it wonderfully peaceful and quiet. This Tuscany villa with pool can essentially be made into one large property or, for those travelling as two families or groups, it can be split into two adjoining villas if you prefer. On the ground floor of this Tuscany villa with pool, there are two separate kitchens, 3 living areas, a billiards room, dining room and TV room. There is also a WC and separate laundry room on this floor. The kitchen was newly refurbished in 2020 and is modern whilst in keeping with the traditional Tuscan style. It has been well equipped with all the mod cons you could need including a purified water tap with 3 buttons for natural water, natural cold water and sparkling cold water. Upstairs, there are 7 bedrooms in this Tuscany villa with pool. Four of these are double rooms (one of which also has a spiral staircase leading to a mezzanine level with extra single bed), one is a triple room with three single beds, one is a twin room and one is a single room. The single bedroom has its own bathroom but situated on a different level whilst the triple and single bedroom share a bathroom. All the double bedrooms have ensuite bathrooms. The interior decor within this Tuscany villa with pool is eclectic and tasteful. The owners have a passion for antiques and have furnished the villa with pieces acquired over the years from various antique dealers, auction sales or antique fairs. Outside, there is a private infinity swimming pool with hydromassage area open from mid April to early October each year (6 x 12 metres) which is positioned on a terrace just below the villa. There is a changing room with shower and WC nearby. Plenty of sun beds and parasols are provided creating a wonderful area to sunbathe. A gazebo provides shade near the pool whilst closer to the villa there is a covered pergola with large outdoor table and chairs, perfect for al fresco dining. There are plenty of amenities to make a stay with young children that little bit more comfortable. Outside, there is a play area with swing and slide whilst the swimming pool is fitted with an alarm. We would still advise that adults keep an eye on children at all times. Baby equipment such as cots, highchairs and bottle steriliser are also all provided free of charge. For older children and adults, four mountain bikes are also provided for guests to enjoy during their stay at this Tuscany villa with pool. VILLA ROCCO - PISTOIA AREA Villa Rocco is an elegant 18th Century villa in the heart of the Tuscan countryside. It is an independent and panoramic villa with pool surrounded by 18 acres of woods and olive groves, near three golf courses, various vineyards and typical small restaurants. The villa looks out over typical Tuscan countryside - hills and olive groves, woods of chestnut and oak trees. The few cars which pass belong to the people living in the area and there is also another road with no outlet. Originally the villa was composed of two farm houses which have been joined together, maintaining however a certain independence if required. The owners have carried out an accurate and rigorous renovation using only materials recovered from the surrounding area while ensuring a structure which respects the norms of bio-architecture. The living areas have been renovated with a careful eye for details: antique furniture and ornaments, antique doors, modern and antique prints and paintings, and Persian carpets. On the other hand the house has every possible modern comfort. The pool is measures 12m x 6m and with a depth of 1.35m, open from 15 April - 10 October (under normal climatic conditions) and is exclusive to the guests of Villa Rocco. It is situated on a natural terrace a few metres below the villa level and has a wide view of the valley below. It is an ’infinity’ pool and is equipped with hydromassage, swimjets system for water treadmill and changing room with shower and WC. The cleaning system of the pool ensures utmost hygiene and eliminates any possible inconvenience caused by the chlorine. The water is slightly saline and contains the same percentage of salt as the human eye. There is a sunbathing area with umbrellas, chairs, tables and sofas . Further down to the right of the pool there is a relaxation area with gazebo and chairs. There is also a children’s corner with a swing and slippery dip. Villa Ann is a large, beautiful Tuscan farmhouse near to Florence, which looks like it dates back to the second half of the 18th century but was actually built in the 20th century! It is set in a quiet location and has four bedrooms, three bathrooms and a large private swimming pool. Its elevated position means it enjoys fantastic views over the surrounding countyside. This Tuscan farmhouse has recently been tastefully constructed so that it appears to have been built centuries again. The owner has sourced incredibly beautiful and original architectural features such as terracotta-tiled floors and beamed ceilings. It is part of a large 7-hectare farming estate comprising two independent villas, which are a short distance away from each other and it is surrounded by olive groves and woods. Outside, there is a private infinity pool which is equipped with a safety alarm (16 x 8 metres and 1.4 metres in depth, open from mid April to the beginning of October each year) and an amphitheatre, which is under the pool area and contains a fitness room, dressing room and bathrooms with showers and WC. There is also a spacious solarium and a shaded barbecue area. The outside areas at this Tuscan farmhouse enjoy stunning views and guests can enjoy some fantastic sunsets from the covered seating area. Four mountain bikes are available for guests’ use and there is parking for four cars in the grounds. On the ground floor of this Tuscan farmhouse there is a large 80-metre square living room with a beautiful fireplace dating back to the 16th century, a dining area with access to a covered terrace where there is a table that can seat 14, an open sitting room with a double sofa bed, a kitchen and laundry area. In addition there is a double bedroom with access to the terrace and a further table and chairs, overlooking the pool. There is also a bathroom with a bath and a Jacuzzi shower. On the second floor there is a double bedroom with an en-suite bathroom with a jacuzzi shower and Turkish bath, a twin-bedded room, a further double bedroom and a bathroom with a Jacuzzi shower. Please note that the pool at this Tuscan farmhouse is open from 16 April to 8 October each year. Not included in the rental price and to be paid locally is heating (charged at a rate of 0.19 euros per thermal KW) and air conditioning (charged at a rate of 0.90 euros per KWh, payable on departure based on usage). Please note that there is a mandatory tourist tax of 2 euro per person per day also payable locally and a final cleaning fee of 400 euros to be paid locally on arrival. An 800 euro security deposit is payable locally on arrival in cash but refunded on departure upon the property being left in satisfactory condition. The owners prepare a delicious welcome dinner for all guests staying at this Tuscan farmhouse as well as providing ample supplies for the first breakfast of your stay. VILLA DEL GIGLIO - PISTOIA AREA Located in the Valdinevole area, Villa Del Giglio is offering all the natural characteristic of the Tuscan countryside. A short drive away from the villa you will be able to enjoy the Giusti Grottos with the hot thermal baths, the Monsummano caves, the Pistoia Hills and mountains (winter skiing), Roman style churches and the Fucecchio swamplands to name a few. The courtyard leads into the main entrance with a double room on the right and a bathroom (shower and WC). The bedroom is accessorized with antique furniture and leads onto a veranda with view over the pool. From the entrance leading towards the main sitting room you will find armchairs and sofas (one of them is a double sofa bed) with antiques and paintings from 17th and 18th century. On the left of the sitting room you will find the traditional kitchen featuring an antique fireplace in cotto and stone, a double marble sink, Castelli ceramics, a stove with 6 burners, a hot plate, 2 ovens and a kitchen hood. The kitchen is also equipped with a dishwasher, an American fridge/freezer, another fridge with ice machine, coffee machine and table with chairs. Next to the kitchen there is a laundry room with a washing machine. The kitchen leads onto the southern veranda overlooking onto the valley. There is a dining table and chairs that can seat 14 for al fresco dining. On this level you will also find the dining room, with table and chairs, two armchairs, a stone fireplace and two spacious sofas. The room is adorned with antique furniture and original features such as the beams and bricks. This room has double doors leading into the garden. From the entrance there is staircase leading to the first floor. You will find a double room with en suite bathroom (bathtub and shower). There is another two rooms (one double and one twin room) sharing one bathroom with Jacuzzi bathtub and shower. All rooms have air conditioning and central heating system each individually controlled and wi-fi internet connection throughout the house and near the pool area. The outdoor area consists of 18 acres of olive groves (olive oil produced for the villa) and a 3,000 m2 garden with an infinity pool (8m x 16m; open from 15 April - 14 October) with sun loungers. The 450 square meter villa develops over 2 levels. GROUND FLOOR From the main entrance on the ground floor, you find a spacious lounge with direct access to a veranda (via sliding doors) which has beautiful views of the surrounding countryside.
