VILLA SAN BIAGIO - PISTOIA AREA
Villa San Biagio is a lovely villa with a private pool close to the small town of Casalguidi. A short drive away, you will find shops and restaurants in Casalguidi (1.9km), the Pistoia Hills and mountains (winter skiing) and the thermal spas of Montecatini. The villa is also an excellent starting point for day trips to the art cities of Florence, Pisa and Lucca or a visit to the famous beaches of Versilia, such as Forte dei Marmi and Viareggio.
The 450 square meter villa develops over 2 levels.
GROUND FLOOR
From the main entrance on the ground floor, you find a spacious lounge with direct access to a veranda (via sliding doors) which has beautiful views of the surrounding countryside. The lounge is comfortably furnished with sofas, a dining table and a piano arranged around an open fireplace. There is also a second, cosy living area furnished with rustic armchairs, a dining table and chairs and a fireplace and, a well-equipped kitchen with modern facilities.
The sleeping rooms on the ground floor are:
- One double bedroom with ensuite bathroom with shower (the bed in this room is located at mezzanine level, with a few steps to reach it);
- One double bedroom with ensuite bathroom with shower and bath, this room opens onto the outside;
- One bedroom with double bed, connecting to another room with two single beds (the two bedrooms are connected by an open archway without a door, and to reach the bathroom from one bedroom, you have to go through the other.). This bedroom is ideal for parents with younger children.
FIRST FLOOR
Restored in 2021 by the owner, the first floor can be accessed both from the inside and via outside stairs and it offers a lounge room with kitchen area (stove, oven, fridge, freezer, dishwasher), working fireplace and piano. The sleeping area consists of:
- One double bedroom with bathroom with shower and bath;
- One bedroom with two single bed (which can be made into a double)
- One double bedroom with bathroom with shower.
Outside, the villa is surrounded by a well-cared for garden with aromatic plants and rose gardens. There are various seating areas where you can relax in the sun or shade and there is a gazebo on the terrace where you can eat and drink outside. The swimming pool (12 x 5.6m; depth 1.4 – 1.5m; open from 1/4 – 30/9) is surrounded by a sun terrace with sunbeds and outdoor furniture. There is a changing room, fridge, toilet and outside shower.
