Furnished with an eclectic mix of antiques, the interior is beautifully presented whilst outside there is a wonderful infinity pool and attractive grounds to explore. At the end of a road, there is no passing traffic making it wonderfully peaceful and quiet.
This Tuscany villa with pool can essentially be made into one large property or, for those travelling as two families or groups, it can be split into two adjoining villas if you prefer.

This Tuscany villa with pool is located in a relatively unexplored area of Tuscany, untouched by mass tourism and yet it is within easy reach of all of Tuscany's major landmarks. Monsummano Terme is just 2 km away and is the nearest town to the villa. It has a range of excellent facilities, restaurants and shops. Montecatini Terme is just 5 km away. It's a 50 minute journey by train to both Pisa and Florence. Much closer to home, within just 15-20 minutes drive, visitors can reach the Giusti Grottos with their hot thermal baths, the Monsummano quarries, the Pistoia hills and mountains (which offer skiing in the Winter months), the Svizzera Pesciatina, innumerable churches, the Fucecchio swamplands and many small typical Tuscan villages, such as Montevettolini, Larciano, Lamporecchio, Vinci (where Leonardo da Vinci was born), Montecatini Alto and Montecarlo. Please note that there are a number of additional charges to be payable locally during your stay at this Tuscany villa with pool. These include a final cleaning of 300 euros. Air conditioning is charged on departure at a rate of 0.70 euros per KW. Heating, when required, is charged at 0.19 euros per thermal KW. Local taxes are 1.5 euros per person per day (excluding children under 12 years old) and are payable for the first 7 days of your stay. A security deposit of 800 euros is also payable locally in cash.

Things To Know
Payment & Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
