Enter our home through a private main door and you’ll be greeted by a welcoming hallway, spacious bedroom and a family bathroom with walk in shower.
Head upstairs and you’ll discover a bright, open-plan kitchen and living area - perfect for slow mornings or cosy evenings in. The kitchen is fully equipped with everything you need for a coffee or a home-cooked meal including an electric hob, oven, microwave, and coffee machine.
There’s also a dishwasher and washing machine available free for your use! The living space has a comfy corner sofa, a dining table, and a smart TV for unwinding after a day of exploring.
Private parking right outside the door means you can easily venture out by car, or simply leave it and enjoy the city on foot.
The house is just a 5-minute walk from Leith Walk, around 20 minutes from the Edinburgh Playhouse, and about 25 minutes from Waverley Station and Princes Street. You’re also only a short stroll from the Balfour Street tram stop, offering quick and easy connections between Edinburgh Airport and Newhaven.
A travel cot and high chair can be provided on request - just note that little ones should always be supervised.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required). This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time. There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum. The use of candles, burners or live flames is also not permitted. For local licence compliance and safety, the property also benefits from smoke alarms, carbon monoxide and a GDPR compliant environment monitoring device that measures temperature, humidity and decibel levels.
