Just 1 km away from the historic center of Cortona, a beautiful town of Etruscan origin situated in the heart of the Tuscan countryside, stands Villa I Cocciai, a splendid independent villa set in a panoramic position, where you can spend an unforgettable holiday discovering Tuscany.
The villa can comfortably accommodate up to 8 people, with the possibility of adding 2 additional single beds. The accommodation is spacious (185 sqm) and develops on 3 floors, it is completely in stone and is placed inside a luxuriant garden full of flowers and trees that give a pleasant natural shadow. The property is completely fenced and equipped with an access gate. Its position is privileged: on the one hand it will allow you to comfortably take the car and set off to discover the most beautiful cities of Tuscany and Umbria, on the other it will allow you to walk to the historic center of Cortona with a nice walk of ca. 15 minutes.
The garden in front of the villa creates a natural terrace with a breathtaking view over the valley and Lake Trasimeno. The outdoors are furnished with tables and chairs ideal for al fresco dining, as well as a barbecue for grilling.
Also the swimming pool (8x4 meters - fixed depth 1.35 meters - open from May to September - completely fenced and protected by an access gate) enjoys a position with a panoramic view and perfect exposure to the sun throughout the day. It has a beautiful wooden patio and deck chairs and parasols for your relaxation.
Villa I Cocciai has free wi-fi and external laundry room with washing machine. Only small pets are allowed.

Over the years, Villa I Cocciai has been skilfully restored by the owners to give their guests greater comfort and at the same time leave the peculiarity of the Tuscan style intact.
The villa develops on three floors and offers splendid views of the valley from its windows. The ground floor is composed of a large space that is dedicated to conviviality: here you will find a fully equipped kitchen (oven, dishwasher, fridge with freezer compartment, microwave, oven, Italian moka, American coffee machine, toaster) and the dining room with dining table and stone fireplace. A beautiful French window will allow you to directly access the garden. Always on the ground floor there is a double bedroom and a bathroom with shower. On request there is the possibility of a bedroom with a single bed.
On the first floor we find a beautiful living room with sofas, armchairs and Sat TV. Next to the living room, you will also find a kitchen with an oven, a refrigerator and a stove. Completing the first floor is the sleeping area with 2 double bedrooms and 2 bathrooms with shower. On request it is also possible to have a room with a single bed.
An internal wooden staircase will take you to the third and top floor, composed of a living room with sofas and a kitchenette with fridge and hob. From the living room you reach the last double bedroom with private ensuite bathroom with shower.
The whole villa has free wi-fi and window screens. A/C available on consumption.
