VILLA LUMINOSA – UMBERTIDE
Set among the rolling green hills of northern Umbria, Villa Luminosa offers a serene countryside retreat between Umbertide and Cortona, with unforgettable views and easy access to many of the region’s highlights. From wine tasting and fine dining to golf, walking trails, and day trips to Siena, Gubbio, or Lake Trasimeno, this location is ideal for guests wanting to experience authentic Italian slow living.
A charming local restaurant is just a short walk away, and guests can easily shop for fresh produce at local farms or visit nearby Spedalicchio and Umbertide for essentials.
Villa Luminosa consists of a beautifully restored main house and an elegant guesthouse, located just 40 metres apart. Each has its own driveway, entrance, and private outdoor dining space, making this a perfect setup for two families or groups traveling together while still enjoying privacy.
MAIN HOUSE – Sleeps 8
In the main villa, the ground floor features a spacious and light-filled double living room with two seating areas, a fireplace, TV, and dining space overlooking the garden. A well-equipped kitchen opens directly onto the outdoor pergola. This level also includes one twin bedroom (beds size 100x200cm, convertible to a double on request) and one bathroom with shower.
The first floor, accessible via internal and external staircases, houses three elegant double bedrooms. The master bedroom (bed size 170x200cm) and one additional double bedroom (bed size 170x200cm) both feature en-suite bathrooms with showers and panoramic countryside views. The third bedroom (bed size 170x200cm) also has an en-suite shower room with a double basin.

The ground floor includes a spacious kitchen with fireplace (decorative), and one double bedroom (bed size 170x200cm) with an adjacent bathroom with shower.
On the first floor, you’ll find a twin bedroom (bed size 120x200cm) with direct access to the pool area and another bathroom with shower.
The top floor hosts a double bedroom (bed size 180x200cm; convertible into a twin) with an additional shower room.
OUTDOOR
The villa is surrounded by a 2-hectare fenced estate with beautifully landscaped gardens. The heated private swimming pool (12x6.5m; depth 0.8 - 2.2m; can be heated up to 28 ° - 30° degree Celsius; open from March to October), set on a raised terrace, offers panoramic views over the surrounding countryside and is equipped with sun loungers, umbrellas, and seating areas. The main house features a shaded pergola with a dining table for 14, perfect for alfresco meals, while the guesthouse has its own gazebo with a dining table for six. A barbecue, outdoor sofa, and various garden seating spots make the outdoor areas ideal for relaxing, dining, or enjoying the sunset with a glass of local wine.
