A stunning ground-floor apartment in “Leopoldina”, a traditional Casa Colonica in the heart of the gorgeous Tuscan countryside. This beautiful apartment, which sleeps 4 people, manages to be both grand and cosy at the same time.
The house has been carefully restored and retains many of its original features; stone walls, terracotta floors and beamed ceilings. The spacious living room has a magnificent traditional fireplace with high beamed ceilings and lovely antique furniture. There is a sofa and flat-screen TV as well as a tiled staircase leading to the first floor. Double doors open directly onto a private garden. Next to the living room is the kitchen/dining room, with a table for 6 people. The smart, fitted kitchen is well-equipped with a cooker hob, oven, dishwasher, fridge, freezer and coffee machine.
Outdoors, the gardens, both private and shared, have been as carefully considered as the interiors. Each apartment has a private lawn and terrace. The shared swimming pool has multiple sun loungers and parasols for guests to relax.

Bedroom 1: On the first floor, the master bedroom has a beautiful double bed, large antique wardrobe and French windows onto a private loggia balcony.
Bedroom 2: Also on the first floor, there is a double bedroom with two single beds and a painted wardrobe.
Bathrooms
There are 2 independent bathrooms, one on the ground floor with a shower and washing machine. The 2nd bathroom, on the first floor, has a shower. Both have a bidet, basin and WC

The property is ideally situated for exploring some of the most beautiful parts of Tuscany and nearby Umbria. At the foot of the hills, below the stunning Etruscan town of Cortona (15 minutes), the villa is close to local amenities, with excellent road access to Arezzo (40 minutes), Lake Trasimeno (25 minutes), Florence (1 hour, 15 minutes), Siena (50 minutes) and Perugia (50 minutes).
The town of Cortona is well worth a visit. Its Etruscan walls contain medieval houses and Renaissance palaces. There are many excellent restaurants and cafés to suit all budgets. For guests who want to cook at home, Cortona’s weekly market takes place every Saturday. Here you will find the best local produce.
For fashion lovers, the Valdichiana Outlet is just 20 minutes away. Here you can find discounted stores from some of the world’s best-known brands.
Florence International Airport is just a 1 hour 20 minute drive from the villa and Perugia airport 55 minutes by car.
