Blue Pacific by Property Manager uses smart locks with check-in details provided 2 weeks prior to arrival by email and text message.
• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 5 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure, with the standard check-out time set for 10:30am. (Please note during the Peak Summer/Holiday seasons we will not typically have an early arrival or late departure option available. However, our staff does keep us informed for property readiness and we will proactively reach out with early arrival availability during these seasons.)
Sunriver, is known as a "resort town" in Central Oregon and is regularly referred to as "Sunriver resort". However this term refers to the community of properties in the Sunriver region located in Sunriver proper, the town. The company "Sunriver Resort" is a separate entity, and our properties are not connected to, nor a part of the company.
Our properties are located in Sunriver resort proper and all homes offer SHARC passes for the water park, tennis/pickleball courts, and boat launch. We also offer bikes for the over 35+ miles of paved paths, and our homes feature amazing amenities. We’re happy to advise on fun Things to Do in the region too, like river floats, white water rafting, or horseback rides!

The Sunriver golf courses have become private courses as of the 2025 season and are no longer available to the public. Additional membership options are available if guests choose to contact the courses directly and we are happy to provide contact information by request.

Sunriver has over 35 miles of paved paths for walking and bikes to the SHARC, The Village, Marina (boat lauch), and The Lodge.

Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at one of our Blue Pacific by Property Manager are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Occupancy: The allowed number of guests or Occupancy is specifically limited to the maximum number of people designated for that particular property and anyone in the property at any time during your stay (24-hours/day) and includes any children 24 months and older (not just sleeping there, includes temporary guests). Blue Pacific by Property Manager does not allow “group rentals” in any Blue Pacific Vacation Rentals by Property Manager properties, where more than 1 property is being rented; regardless if the property is managed by Blue Pacific Vacation Rentals by Property Manager, if the group total size exceeds the maximum occupancy of the largest Blue Pacific Vacation Rentals by Property Manager property rented.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don’t hesitate to reach out to Property Manager.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 5:00 p.m. Check-out time is 10:30 a.m. [The following high rental seasons may expect up to a 6pm check-in time: Spring Break, Summer, Holidays. We will attempt to accommodate earlier arrivals and later departure times during our off-peak seasons where possible upon request. Late Checkout requests must be received prior to office closure the day before departure.]
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Parking: Information about parking will be noted in the check-in instructions received by the Guest prior to arrival. The city of Sunriver does not allow street parking, nor does it allow for RV/Trailer parking on the property.
- Some homes have cameras for external monitoring only.
- Bikes are available seasonally and locked during seasons when roads and paths may be icy.
- Stays over 29 days – please inquire separately for terms and conditions.
- HOTEL TAX COLLECTION: Both Deschutes County and the State of Oregon requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 1.5% and the county requires 8%.
- This is a No Pets property and animals of any kind are strictly prohibited by the HOA. Guest acknowledges Blue Pacific by Property Manager is not responsible for any issues or disputes with this posted policy regardless of any paperwork provided/filed or any other policies provided by the Guest. Absolutely no animals of any kind are allowed in the home, kept in vehicles, on back patio decks, in any common areas, or on the premises at any time. Any guests found with an animal on the premises, will be required to vacate without refund and will be subject to fines.
- This is a No Smoking/Vaping property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.
Please send an inquiry should you have questions regarding any specific date ranges and pricing during any of our rental seasons. Peak rates will apply to each night of stay, should the dates booked include the listed Holidays or applicable seasons below, (and may not be reflected at time of booking):
• 2 night minimum stay for all other seasons not specified
• 4-5 night minimum stay for MLK, Presidents, Memorial , Labor Weekends (3 Night Requests Reviewed, Sunday departures are not typically available for holiday "weekends".)
• 5 night minimum stay for Late Spring to Early Summer (After Memorial Weekend - Early June) and Thanksgiving (4 Night Requests Reviewed)
• Summer/Peak: 7 night minimum stay for Summer PEAK Season (Mid-June to Labor Day, Friday-Friday week only) (5 Night Requests Reviewed)
• Christmas/New Years/Peak: 5 night minimum stay for Christmas (Departure by December 26 or 27, staff to confirm availability) to New Years (Set Weeks: December 26 - January 2 or December 27 - January 3, staff to confirm availability)
Booking Schedules: During some seasons, if your reservation dates leave open nights that we cannot rent (what we refer to as a "dead night"), or less than the required minimum of the date range for the rental season, a representative will review the reservation and call you to address the issue before confirmation (not to finalized stays). We will offer to change your dates or move you to an alternate property, if available. If you are unable to accept change we will assist you with cancelling the reservation and getting a full refund.
Saturday Arrivals and Departures: Saturday arrivals or departures may be subject to scheduling approval/review in Sunriver. A reservation representative will review the reservation and call you and address the issue if this is a problem at the time of booking. All reservations are pending and subject to review of our staff prior to finalizing. We will offer to change your dates or move you to an alternate property, if available. If you are unable to accept change we will assist you with cancelling the reservation and getting a full refund.
Same Day Arrival Booking Requests: We are unable to accommodate bookings made on the day of arrival. Should the system permit the booking, a reservation representative will review the reservation and call you to address the issue if this is a problem. A full refund will be offered due to the system issue.
Calendar and Rates Errors: At times computer system may not sync the calendars or nightly rates correctly due to a system error receiving the over the air data in their computer system. To assist our guests, we have provided our minimum night requirements by season. With your acceptance of the House Rules and rental terms and conditions, you agree that the written minimum nights apply and should a rates issue occur due to invalid computer system issues, we will offer to change your dates, adjust your rates, or move you to an alternate property, if available. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund).
Holidays: Day of holiday arrivals/departures must be approved due to staff availability and office closure on the following holidays. Early check-in or late check-out requests are typically not available on these dates.:

Weather/Travel: Guest booking in seasons when weather conditions may affect their decision to travel understand they are choosing to do so in full knowledge of the season and agree that last minute requests to cancel or attempts to change stay/reservation dates in these seasons are not honored and no refund or reimbursement applies. Blue Pacific Vacation Rentals by Property Manager encourages guests to consider available 3rd party travel insurance options for their stays if this is a concern.
For the safety of guests and the home, there are noise monitoring devices. These devices only measure the decibel level and do NOT record any audio.
