Payment and Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

House Rules

  • SuitableForChildren,SuitableForInfants,PetsAllowed:petStayCharge,DOGS ALLOWED WITH RESTRICTIONS: You may have a dog up to 30 lbs with approval and payment of nightly fee. We request and expect the following from our pup-parents: Please do not leave your dog in the unit unattended for long periods of time, he/she must be bathed, up to date on vaccinations, and treated regularly with flea preventative. Please be courteous to your neighbors, follow our county’s leash laws, and always clean up after them! Poop scooping is not included in your pet fee or cleaning fee and will incur an additional charge.
  • QUIET HOURS: 10pm-8am per the Clay County ordinance and are enforced. You may use your inside voice, outside, during these hours.
  • FURNITURE: Please do not move furniture, appliances, or decor from where you found it upon check in. If for some reason you must move any of these items, please return to their proper place before checking out, I suggest taking a photo. Indoor furniture is not to be used outside. Any damage caused by moving these items will be your responsibility to cover the cost of replacement/repair. Outdoor furniture must be returned to where you found it upon checking in. Redecorating is not included in your cleaning fee and will incur an additional charge.
  • LATE CHECKOUTS/EARLY CHECK-INS: If we can accommodate, a $25/hour charge will automatically be added to your reservation. We cannot guarantee availability, and you must request these services in advance and gain approval. If you do not have approval and show up early/ stay late, a fee of $100/hr will be assessed, with a 1-hour minimum charge and additional hours will not be prorated.
  • VAPING/SMOKING: Vaping/smoking is not allowed within the property. You may smoke outside in the driveway only away from any entry points. Dispose of butts in outdoor trash bins only. Lingering smell caused by smoking/vaping will incur a minimum penalty of $500. Cigarette butt cleanup is not included in your cleaning fee and will incur an additional charge of $100/butt.
  • NO DRUGS: illegal drugs are strictly prohibited, this includes marijuana (prescription marijuana falls under the same guidelines as vaping/smoking).
  • UNDERAGE DRINKING: Underage drinking is not allowed.
  • NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper. NO WIPES!! A drainage issue will result in a $500 fine if our septic specialist determines that the cause of the drainage issue was caused by you/your party.
  • PARKING: Follow parking rules that will be provided with your check-in instructions.
  • MINIMUM AGE: The minimum age to book this home is 21, add-on guests under the age of 18 are welcomed if accompanied by their parent or legal guardian.
  • PRIMARY GUEST: The primary guest on the reservation (name of guest/payment account holder) must be present for the duration of the stay. If you are renting the property for someone, for any reason, you must book the reservation under their name, and they must pay for the reservation with an account in their name. There are many outside resources to assist with
  • NUMBER OF GUESTS: Please ensure that your guest count is correct. Having the correct guest count helps our team prepare for your stay, any requests for additional linens/supplies due to incorrect guest count will incur an additional charge. The maximum guest count per property is strict, if you have more guests than the maximum allowed you will be asked to vacate the premises and no refund will be issued.
  • DAMAGE: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay. This fee acts as insurance for minor damages and each coverage tier is associated with a maximum coverage amount. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: You must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc.) is not the max that you are responsible for. If damage exists beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.
  • CHILDREN: While we allow children, the home is not child proofed. Guests with younger children use the home at their own risk.
  • LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
  • HOUSE RULES: You are required to follow the House Rules written here and posted in the house during your stay or risk being removed from the property.
  • CHECKOUT: Checkout procedures must be completed; a detailed list is available upon request and will automatically deliver 24 hours prior to checking out.
  • UNUSED NIGHTS: Unused nights of your stay will not be refunded.
  • EXTENDED STAY: You are not permitted to establish or consider this vacation home as a permanent residence. Use of this address to obtain residency documents such as a driver’s license, will be reported and legal action will be pursued.
  • E-COMMUNICATIONS: All electronic communications regarding policies/procedures supersede any documentation found within the property.
  • HOME NOT SUITABLE FOR EVENTS OR PARTIES: The home is not to be used as an entertainment venue for non-registered guests.,Start: 22:00, End: 8:00
