This stunning house features its own parking space and sunny gardens, ideal for a family. Inside, the light and spacious home includes 2 double bedrooms and 1 single bedroom, comfortably accommodating up to 5 guests. The master bedroom has an ensuite shower room, and there is a family bathroom plus an additional shower room. The modern kitchen adjoins the dining room. On a lower level, the living room, with a cozy sofa and bifold doors, overlooks the garden, allowing natural light to flood in.

This contemporary house is light, bright and spacious throughout. Owned by artists, it has a modern, minimal feel with some lovely art work, modern touches and oak flooring. The house maintains a homely feel that makes it a genuine home from home. In addition, there is a front garden with off-road parking for one car plus free on-road parking in front of house. The well established rear garden has flower beds, a lawn and a terrace area.
KITCHEN & DINING
There’s a fully equipped, contemporary kitchen that has plenty of cookware, glassware, crockery and cutlery. It has all the usual modern conveniences such as an oven, large hob, fridge and freezer. Additionally, there is a separate utility room that has a washing machine, dishwasher and microwave. We provide tea, coffee and sugar so please help yourself. There is also a cafetiere for coffee lovers.
The kitchen is open plan to the dining space which has a dining table and seating for up to 6 guests.
LIVING ROOMS FOR RELAXING
The house is split level so from here you head down a few steps to the beautiful living space. Natural light floods this space as there are glass bi-fold doors that look out over the garden. There’s also a big glass ceiling Velux that allows the sun to shine through. This space it’s great for getting together to relax and watch a movie or opening up the doors to access the garden on a sunny afternoon.
There is a second living room with L-shaped sofa plus another sofa and a TV with cable channels Amazon and iPlayer. If you want your own space, this house has plenty of options to relax, work or play separately, should you prefer it. On the flip side, the open plan kitchen and dining area leads directly down to living space next to the garden so this is a sociable area for being together.
BEDROOMS
Upstairs there are 2 bedrooms each with plenty of storage and lots of natural light. Plenty of fresh white bed linen is provided for all guests, plus soft duvets and pillows to ensure everybody has a great nights sleep.
- Bedroom 1 has a king size bed, an ensuite shower room and plenty of floor to ceiling storage space
- Bedroom 2 has a king size bed and storage for your personal items
- Bedroom 3 has a single bed and a wardrobe, this bedroom is located on the ground floor.
BATHROOMS
The family bathroom has a shower over the bath, toilet and basin. The ensuite shower room has a lovely walk-in, fully tiled shower, plus a toilet and basin. Downstairs, you will also find an additional shower room. We provide guest toiletries, plenty of big bath towels, hand towels and bath mats.
LOCATION
This house is just a few miles north of the city of Brighton. This quiet location means that you have the South Downs within walking distance of the house so it’s a great place for a long stroll with family or friends to take in the Sussex countryside. If you prefer to head into the city, Brighton - with its shops, bars, vast selection of excellent restaurants and a lovely seafront, can be accessed by car in around 10 minutes or easily by bus.

Guests have private access to the house and gardens all to themselves for the duration of their booking.
Preston Park mainline train station (25 minute walk) sits on the Brighton Mainline and has regular trains to London Victoria via Gatwick Airport with an average travelling time of 1 hr 8 mins.
Gatwick Airport is 25 miles away via the A23.
There are regular bus routes to the City centre and seafront. Brighton centre/seafront is 45 – 50 minutes’ walk from Patcham if you are feeling energetic!
The closest Bus stop is around 5 minutes to walk, 5A-5B-5.
There is a driveway at the property large enough for 1 car and free parking on the road itself.
- Please be advised that there are renovations taking place on the neighbouring property, and whilst the noise is occasional, the builders are working 08.30am-16pm Monday to Saturday. Works due to complete around the beginning of September 2024, although please feel free to check for an update
- A high chair is provided at the property.
- For group bookings all guests must be aged 25 or over - thank you for your co-operation.

About the area
Patcham is a popular residential area that is situated to the north of Brighton, bordering the South Downs National Park. Positioned 3 miles north of Brighton City centre and the seafront with its numerous restaurants, bars and cultural attractions, the city centre is easily accessible.
Only 25 miles from Gatwick Airport and having Preston Park mainline train station with direct routes to London.
Patcham Mill is a converted windmill on high ground west of the old village, built in 1885.
To the south of the A27 and on the western edge of Patcham is Ladies Mile Down, a designated as Local nature reserve.
The downland to the north of Patcham leads up to beautiful Ditchling Beacon with unrivalled views across the South Downs and the Sussex countryside.
