Enjoy our peek-a-boo view of the Emerald waters out the back door, 3 community pools (1 seasonally heated), Tennis courts, and our very own "turtle lake" in the complex!
While you’re not beachfront & there isn’t a fantastic view, the driving proximity to everything Destin can’t be beat to live like a local! While we understand that our home may not be a good fit for everyone, we go above and beyond for our guest satisfaction!

Payment and Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

House Rules

  • SuitableForChildren,SuitableForInfants,PetsAllowed:petStayCharge,All guests MUST read our listing description in full before booking. This home is not a good fit for everyone, so we want to ensure you have a great stay.
  • -This complex is a community in transition. While the exterior of some of the buildings can be intimidating & maybe not what you may be expecting within a gated community (they were built in the 70's) please know that this is beyond our control. The grounds are cared for daily by the HOA. We take excellent care of the interior of our place & if you have concerns please contact us ASAP.
  • -Trailer/RV/BoxTruck/Watercraft parking is not permitted at any time in our complex. Towing fees issued from the HOA do apply to any violation of this.
  • -We do not permit one night bookings/instant booking for weekends/holidays at any time.
  • -Extra guests not included in the reservation are not tolerated, please book with accurate guest count for your stay and to ensure we’ve provided enough linens as well.
  • -Our home is professionally cleaned prior to your arrival & we attempt to catch every detail. If something needs attention upon check-in, please notify us ASAP so that we can properly address the issue. Please keep in mind that we are a small business that strives for the best, and that cleaning is done by fallible humans. Although we have a stellar cleaning crew, mistakes happen, and they are happy to remedy anything that was overlooked.
  • -Due to this being a residential complex, noise ordinances are at 10pm sharp. We do not permit excessive noise, parties, illegal activity, or disturbances at any time.
  • -Please note this is a bottom unit, so there is a potential for noise. We supply earplugs and a noise machine for your convenience upon request but any noise from the top floor is beyond our control.
  • -We do NOT host student groups/under 25 at any time. If you have questions related to this please contact us.
  • -Any stay that a house trained pet will be included in MUST be disclosed when booking, as a pet fee of $50 is required. We do not accept more than 2 dogs, and pets must be crated when unattended and cleaned up after inside and out. Pets are not permitted on furniture at any time. ADA recognized service animals are not charged a pet fee, but ESA (Emotional Support Animals) are still subject to pet fee. False information regarding a service animal is against the law in our state, so we appreciate your honesty in this matter.
  • -Checkout is 10AM, and any stay past this time will result in an additional day charge and an additional cleaning fee.
  • -Checkout recommendations are: Strip linens from beds that have been used upon checkout, take excess trash to the dumpster in the back of the complex, and start dishes in dishwasher with provided detergent.
  • -Any and all issues must be disclosed prior to checkout, or guest is held liable for any damages. Property manager must be notified and given the ability to resolve any and all issues during stay, or guests accept responsibility of not disclosing in a timely manner. We do not issue refunds for lack of amenities (TV, internet, a/c, etc.) as these types of outages are beyond our control but we will do out best to resolve issues as quickly as possible.
  • Any violation of house rules or Airbnb terms and conditions are subject to eviction without refund and/or loss of security deposit.
