Payment and Cancellation - 30 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 30 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 30 days before arrival: 100% refund.

House Rules

  • ➢ Late Check-outs - We are unable to approve late check-out requests. Our housekeeping staff is
  • set to arrive shortly after check-out time to clean the unit in preparation for the next booking. Late
  • check-outs are subject to a $150 per hour fine/charge.
  • ➢ Parties - There are absolutely NO parties permitted at any time. Unregistered guests are not
  • permitted on the property. Violation will result in immediate dismissal from the property with a ZERO
  • refund & you will risk losing your security deposit.
  • ➢ Primary guest on the booking must be at least 18 years of age to rent the home. Guests are
  • required to book a 1-night minimum stay.
  • ➢ Noise - As a courtesy to our neighbors, guests are required to be respectful. While we
  • understand you will be enjoying the attractions of the city, please remember that you are staying in
  • a residential community where your neighbors live their daily lives and go to work during regular
  • business hours. Please be courteous and keep noise to a normal level and acknowledge the quiet
  • times between 10:00 p.m. and 7:00 a.m.
  • ➢ Smoking or vaping – Smoking or vaping (including tobacco, cannabis, e-cigarettes, cigars, etc.)
  • is NOT permitted anywhere. This includes the backyard and the common area between homes. If
  • you wish to smoke, you must exit the property area entirely to do so. You will risk losing your
  • security deposit and extra cleaning fees might be required to remove cigarette odor and stains.
  • ➢ Drug use - Drug use is not permitted anywhere on the property at any time. This includes the use
  • of marijuana products. Violation will result in immediate dismissal from the property.
  • ➢ Violations - All the above policies will be strictly enforced. Guests in violation will forfeit all
  • payments/deposits and will be subject to immediate removal from the property.
  • ➢ Guests are expected to clean up after themselves and leave the property in good condition as
  • you found it during check-in.
  • ➢ Excess garbage can be disposed of in the trash bins.
  • ➢ Conduct - This is a residential community. Guests are expected to conduct themselves in a
  • civilized manner.
