Things To Know
Payment and Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
- Guests who book a home or villa that is located in the state of California may cancel for free provided that: (1) reservation is canceled within 24-hours of reservation request, and (2) reservation request was made 3 days before arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House Rules
- Please read the listing carefully to confirm all house rules.
- The city requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property
- No smoking inside $3500 plus damages
- No hot tub use after 10pm per the law any time a spa is left open more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in a severe issue - if a user error or maintenance is refused to verify a spa issue or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up
- No over occupancy - $500 per person over occupancy fine plus damages no street parking at any time this is separate and apart from any fines issued by the city for going over occupancy, music heard at the property line, noise after 10pm along with $25 per bag trash rule due to the City of Big Bear Lake laws
- No events or parties - any party will incur $5,000 fine plus immediate eviction same with smoking inside nor butts left behind or dog waste
- $25 per bag of trash left in the fridge, in kitchen or onsite anywhere - this is the law and we must abide by it
- $45 dirty dishes fee - our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law
