The Neighborhood

Topsail Island is the perfect getaway. There are tons to do on those rainy days because you won't want to leave the beach on the sunny ones! Beautiful Wilmington is a scant 40 miles to the south with plenty of things to do like Museums, Battleship North Carolina, Fort Fisher Aquarium & Restaurants! Perfect to check out on a rainy down day. Jacksonville is 20 miles to the north. We're close to LeJeune's south gate.

Payment and Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

House Rules

  • Sea-renity - Rental Rules
  • 1. Smoking is NOT allowed.
  • 2. The elevator is NOT for guest use and is off-limits!
  • 3. Sand in the unit. There is an outdoor shower provided. PLEASE do not shower off excess sand in the shower or bath. This causes clogs that can only be cleared by a plumber.
  • 4. People other than those in the Guest's party designated in the reservation may not stay overnight at the property. Any other person at the property is the sole responsibility of the Guest.
  • 5. All of the units are privately owned; the owners are not responsible for any accidents,
  • injuries, or illness that occur while on the premises or its facilities. The Homeowners are not
  • responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising
  • from their use of the premises or others whom they invite to use the premise.
  • 6. Keep the property and all furnishings in good order.
  • 7. Only use appliances for their intended uses.
  • 8. Pets are NOT allowed.
  • 9. Housekeeping: There is no daily housekeeping service. While linens are included in the unit, daily maid service is NOT included in the rental rate. Please bring your own beach & bath
  • towels. We do not provide those.
  • 10. DUNES - Walking on the dunes is forbidden. Use the walkway to go to and from the beach. It is against State Law to damage or destroy the sea oats and other vegetation which grows
  • on the dunes.
  • 11. Storms - If there is a storm or hurricane, no refunds will be given unless:
  • a. The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
  • b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
  • c. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
  • - Any unused portion of rent from a guest currently registered;
  • - Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted;
  • - Any advance rent collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
  • • A Rental Agreement is required to be signed per North Carolina Chapter 42A Vacation Rental Act.
