With 3 major areas to explore, Tennyson St., Highlands Square, and Lower Highlands (LoHi), you won’t be short of things to do. “Boutiques, wine shops, and bookstores, as well as popular restaurants and bars, radiate out from Highland Square on West 32nd Avenue and Lowell Boulevard. And, in the Tennyson Street Cultural District, you can spend an afternoon browsing antique prints, photographs, and paintings from Colorado artists, plus find live music venues and great international foods. LoHi is characterized by a mix of old and ultra-modern architecture, some of the city's most innovative restaurants and bars, and incredible views of the Highland Bridge and downtown Denver.” For more information, search the web for "Visit Denver Highlands neighborhood". With this central location, you have a quick 7-minute drive to Union Station, and are within close proximity to 1-25 and 1-70 to explore surrounding areas or to take a trip up to the mountains. Payment and Cancellation - 30 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation request, and (2) reservation request was made 11 days before arrival.

Payment Policy:

  • 30 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 30 days before arrival: 100% refund.

House Rules

  • • Parking passes are located on the kitchen counter. Please display parking passes on the dash of any vehicles using the parking area (driveway and dirt parking lot), or your car may be towed at the owner's expense. We are not responsible for parking violations.
  • • The property is located on W 38th Ave, which is a fairly busy street during the daytime hours, so road noise is to be expected.
  • • It is possible that someone may enter the backyard or the front patio during your stay to handle lawn or trash services, but NO ONE will enter the home. Thanks for your cooperation!
  • • The electric fireplace is currently out-of-order.
  • • Please put balcony furniture cushions in the closet when not in use.
  • • The propane gas grill on site is NOT AN ADVERTISED AMENITY - adequate gas level in propane tanks is NOT guaranteed. Should you desire to use the grill you may, but only under the condition that you acknowledge you are responsible for covering costs should you need a new propane tank.
  • • Please be advised the property has a tankless water heater, which does not operate to its fullest capacity if multiple water sources (i.e. showers, w/d, dishwasher) are being used at the same time.
  • • Quiet hours 10pm-8am
  • • No smoking; pets; events, parties, or large gatherings - $1000 fine
  • • If you cause any damage to the home, inside or out, you will be charged for the repair and/or replacement costs.
  • • Check-out time is 11 AM. Unfortunately, we cannot accommodate late check-out times. Fines will be incurred for violation.
  • • There is 1 motion-activated camera outside. This property is equipped with NoiseAware, a privacy-safe decibel monitor that does not record conversations.
  • *Please be aware that we are not liable for any personal items left behind after your stay.* Should you believe you left any personal belongings at the property, we will do our best to recover them. However, the guest will be responsible for paying a $40 recovery charge and shipping costs for any items that need to be returned by mail. Prices may vary for large items.*
