The swimming pool, which can be heated on request, provides the perfect relief from the long hot Tuscan days.
The villa itself offers seven bedrooms and can sleep up to thirteen guests. On the ground floor is the main entrance hall with billiard table. On this floor there is also a gym and wellness area and access to the garden and outdoor spaces.
The first floor comprises a large sitting room with fireplace, a dining room, study/TV room with fireplace, kitchen and breakfast room and two bedrooms. From the living room there is access to a large, south-facing terrace overlooking the immaculately presented grounds. This room also has access to the pool terrace on the north side, with pietra serena paving, a shady dining area and views down onto the Italianate garden below.
On the upper floors of the property there are five bedrooms four of which are double and one single.

Payment and Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
