Kinfolk - where friends become family!
Atop the knoll of Overlook, Kinfolk sits at the end of the road, ready to be your retreat for the soul. Spend your days soaking in the sunshine and rejuvenating at this elegant home. Enter to the kitchen and dining area, complete with granite island, stainless appliances, and well stocked cupboards. Gather around the fireplace in the living room, or pop open the double doors to the living space outside. A second gas log fireplace and TV awaits, complete with sectional seating and a gas grille. Amazing sunrise and sunset views surround you on this land of nearly an acre.
Off the kitchen is a mudroom with laundry center and a side door that leads to the salt water hot tub. A rock path leads you past the hot tub to the fire pit. The main level has the primary bedroom with a luxurious king bed, large TV, and an attached bathroom. End your day soaking in the tub, grab a hot shower, or step out to the deck from your private doors.
Upstairs is an open loft space, perfect for morning yoga or an impromptu dance party with your loved ones. Two additional bedrooms and private bathrooms are upstairs, also. The queen bedroom has a set of built-in twin over twin bunks and a private door to the tiled shower and granite counters. This bathroom also opens to the hallway for guests. The third bedroom has a king bed set to enjoy the views from the picture window. A tiled shower with glass door and granite counters treat guests of this room.
Eagles Nest offers great hiking trails that can either be hiked by foot or explored by ATV... some leading to beautiful waterfalls! There is something for everyone.

- This home is not pet friendly. Thank you for not bringing pets to this home.
-Check In is after 4pm. Check Out is by 10am.
- Guests are not allowed to bring their own ATV’s. For information about ATV rentals please visit: Off Road Adventures website.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
- The summer concerts are open to all guests however there may be an admission fee for each person and a cash bar for food and drinks.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement. Firewood may be purchased at the time of booking, or by calling us with a week’s notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
- All Eagles Nest homes have an additional amenity fee to maintain the luxurious amenities.
- Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
- Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.
CANCELLATION POLICY - Bookings canceled with a 15+ day notice will receive a refund of the deposit. Bookings canceled between 8-14 days before arrival will receive a refund of half of their reservation payments. Bookings canceled within 7 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
- There is one exterior security camera on the property, mounted near the front door and facing towards the driveway. There are no other cameras on site.
