Payment and Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation request, and (2) reservation request was made 11 days before arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

House Rules

  • House Rules and Pet rules:
  • 1. No pets allowed on furniture unless you bring a sheet or blanket from home for them to lay on.
  • 2. No pets are to be left alone for any period of time on the property.
  • 3. Pet waste must be cleaned up immediately and disposed of in the outdoor trash can within a bag. No loose feces are to be placed in the trash cans.
  • 4. Pets must be on a leash and under your control at all times when outside of the home.
  • Any aggression towards neighbors, excessive barking or any violation of the pet rules observed by any neighbors or the cleaners will force us to ask you to remove the pet from the property or leave without refund.
  • Violation of pet rules could lead to additional cleaning fees up to $100 if the fees charged from cleaner are in excess of amount paid for pet fee. Any damage caused by your pet will be charged accordingly.
  • Bringing a pet without prior approval will result in a $250 fine.
  • **Service animals are always welcome and all fees will be waived for service animals, we do however ask that you inform us in advance**
  • Community Pool - Guests have access to nearby Mt. Hood Oregon Resort's community pool at 68010 E Fairway Avenue, Welches, OR 97067. Guests will need to pick up pool keys at the front desk. If you find yourselve on the golf course side of the resort, please note the entrance is on the other side of the road. Inform the front desk that you are staying at 24630 E Bright Ave, Welches, OR 97067 and that you would like a day pass for the pool and a parking pass if applicable. You will need to sign a waiver. It is a short 17 minute walk if you prefer walking and not having to deal with parking passes.
  • Quiet time - Please keep noise level to a minimum after midnight on weekends and 10pm on weeknights. We are located in a quiet neighborhood and we would like to remain on friendly terms with our neighbors.
  • Parking - Parking for this home is in the garage and in the two spaces in front of the garage. To access the garage doors please enter the house with the code provided and open the doors from inside of the garage.
  • Smoking - This is a no smoking house, however you are welcome to smoke outside but please pick up and dispose of your butts in an outdoor trash can. Please do not smoke in or near the hot tub - any damage to property from cigarettes will result in an a fine varying in price depending on what was damaged.
  • Garbage - Garbage can be taken to the trash cans located in the garage
  • Grills - This home is equipped with a grill, grilling tools and propane. Please turn off the propane, clean the grill, return the tools to the inside of the cabin and replace the cover after each use. If you run out of propane please let us know so we can refill the tank or you can take the tank to get it refilled and send me a copy of the receipt and I will reimburse you thru the booking platform. The grills are safe to use unless posted on the fire risk signs that they are not, generally even in extreme risk zones they still allow for propane grills to operate.
  • Hot tub -Hot tub is located in the back yard in a covered area. The hot tub seats 4-6 ppl
  • -Please remove cover carefully and place to the side of the hot tub.
  • -After each use please replace the hot tub cover immediately after use to keep the temperature at desired level
  • -Please make sure to return the floater to the hot tub after use - it has the important chemicals needed to keep the hot tub balanced in between usage, also the floater contains bromine which is safer for both skin and clothes than chlorine.
  • -Please take a cleansing shower before entering hot tub and most importantly rinse your feet of debris before jumping in the hot tub - this can be done as easily as having a cup available to use near the hot tub and using the hot tub water to splash your feet off.
  • -Food is not allowed to be consumed in the hot tub, you may bring out drinks in NON-BREAKABLE drink-ware.
  • -Damage found to hot tub can lead to additional charges up to $500 - so please let us know if anything happens right away and the handyman will come up to access the situation.
  • Wood burning stove - Instructions are clearly visible on the wall behind the stove, please read carefully before lighting. Wood is provided for an initial fire and is to be used in the indoor wood burner only. If you would like additional indoor wood please message Chris at 971-226-8600. **All parts of the wood burner get hot - please watch children closely when having an indoor fire**
  • TV - we do not have cable but we do have smart TVs
  • If the TV has been logged out of Roku you can set up your own login for free online so if you want to purchase any channels or episodes you can otherwise you can use my Roku acct (you will not have access to the pin to add any channels so you only get what is pre-loaded into my acct)
