Payment and Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

House Rules

  • Wi-Fi is provided for guest enjoyment; however, we live in a small mountain town and experience frequent outages. No refunds will be authorized for Wi-Fi issues.
  • Security / Damage Deposit
  • Your deposit is for security and shall be refunded, provided the following provisions are met:
  • No damage or loss to property
  • Check Out instructions abided by
  • Occupancy limits observed
  • We ask that you please leave the home in the same condition as it was when you arrived. If any issues arise, please don’t hesitate to contact us.
  • Do not tamper with the locks on the doors or garage, tampering will result in loss of deposit.
  • We live in beautiful Colorado, and mother nature here likes to keep us on our toes. Always pack a jacket and expect the unexpected. We like to boast the most snow in Colorado, should guests be visiting during the winter months expect snow! Except to drive in it, walk in it, and play in it! No refunds will be issued for weather conditions (unless previously discussed and authorized by management) Make sure the vehicle you are using has 4-wheel drive capabilities!
  • Be mindful! We love our neighbors and would like to ensure they are given no cause to dislike us or our guests.
  • Quite hours are 10:00pm - 8:00am. If you brought your four-legged friend, no barking.
  • No parties
  • Do not lock the bottom lock to the front door, if you do you will be locked out of the home.
