External Description
Villa Roberto is located amongst the hills and vineyards of the Marche region, close to both Macerata and the Adriatic coast.
Surrounded by a large garden with lawn and dining table for 10-12 people, the property boasts a heated pool (10 x 5 m, open from the end of April to the end of September), equipped with gazebo, deck chairs and sun loungers.
Next to the pool there is an annex which houses a small gym (free for guests), and a laundry. Outside the annex you will find a shower, a toilet, a barbecue and a wood-burning oven, perfect to cook tasty pizzas with friends.
On the first floor of the villa is also a lovely terrace with parasol and lounge area, ideal for relaxing while admiring the Marche countryside.
Moreover, at guests’ disposal a private parking for 4 cars.

Payment and Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House Rules
- Pets are not allowed.
- Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.
- Excluded from the price: Final cleaning (200,00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 1,000.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages.
