We are excited to offer this wonderful property, Dunes Lantern, a premier property offered through Property Manager!
We do require $175 pet fee, per pet which will be requested separately. All pets have to be approved. We require five night minimum for all weekends in off season. 7 night minimum (Saturday to Saturday) from May 1-September 15th.
The pool can be heated for $1000/week or $175/night.
We also have a golf cart that we rent out for your stay ($300/week).
**Please note--we also require additional documentation to be reviewed and signed for all reservations. These documents will be send immediately upon booking. Also, please know that pool company, landscapers may stop by the home unannounced during your stay to service the home.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- Vacation Rental Lease Agreement
- Property Address: 72 Dune Ln, Hilton Head Island, SC 29928
- This Vacation Rental Lease Agreement ("Agreement") is made and entered into by and between Property Manager, LLC (hereinafter "OWNER") and the individual(s) renting the property (hereinafter "TENANT(S)"). This Agreement constitutes a binding contract for a short-term vacation rental.
- By submitting any payment toward the reservation, the TENANT(S) acknowledge acceptance of all terms herein and agree to be bound by this Agreement.
- This rental is strictly for vacation purposes and does not constitute a permanent or primary residence.
- 1. Reservation Terms
- Maximum Occupancy:
- Overnight: 14 guests
- Violation of occupancy limits will result in immediate removal, and forfeiture of security deposit and rental payments.
- Payment Schedule:
- Full payment, including security deposit, is due 30 days prior to arrival.
- 2. Property Use & Conduct
- Permitted Use: For vacation purposes only. No unlawful or hazardous activities.
- HVAC Policy:
- AC must not be set below 68F
- Heat must not be set above 75°F
- Please make sure windows and doors are securely shut when operating heat and a/c to be efficient.
- No Subletting: No assignment or subletting without prior written approval.
- Termination: Any breach may result in immediate eviction and no refund of rent or deposits.
- 3. House Rules Overview
- Smoking:
- Absolutely no smoking indoors or on the deck or porches.
- Violations will result in up to $500 fee.
- Pets:
- Dogs permitted only with prior approval.
- $175 non-refundable fee per pet.
- Unauthorized pets result in full forfeiture of deposit.
- Rental Rules:
- All TENANTS must adhere to the House Rules
- TENANT is responsible for the behavior of all guests.
- 4. Security Deposit & Damages
- Deposit Amount: $400 (held via VRBO and returned within 14 days post-check-out if conditions are met). Airbnb holds your credit card for damages (if necessary).
- Deposit Forfeiture Triggers Include:
- Damage beyond normal wear and tear
- Evidence of smoking or unauthorized pets
- Excessive cleaning needs
- Missing or damaged property items (e.g., linens, bikes, chairs)
- Improper use of pool/hot tub
- Failure to follow departure instructions
- Use of tape or adhesives on walls (fee will be charged for repainting)
- Note: If booked via Airbnb or Hostfully, no damage deposit was collected upfront, but OWNER reserves the right to charge for damages post-stay.
- 5. Cancellation Policy
- Full Refund: Cancellations made in writing 60+ days before check-in.
- Partial Refund: Cancellations 30–59 days before check-in: deposit forfeited.
- No Refund: Cancellations within 30 days or early departures.
- 6. Liability & Risks
- Acts of God: No refunds for disruptions caused by natural disasters, inclement weather, government actions, etc. Travel insurance is recommended.
- Assumed Risks: TENANT(S) accept all risks associated with the use of the pool and property. OWNER is not responsible for accidents, injury, loss, or theft.
- Mechanical Failures: No rent refunds for unexpected mechanical or utility issues. Report problems immediately for resolution.
- 7. Miscellaneous Provisions
- Property Listing: Amenities and furnishings are subject to change without notice.
- Insect Disclosure: Insects such as palmetto bugs are common in the area despite regular treatment.
- Personal Items: This is a private home. Please respect OWNER’s personal belongings.
- 8. House Rules Addendum
- Key rules include:
- Max occupancy: 14 guests, sleeping accommodations for 12
- Primary renter must be 25+
- No roadside or illegal parking (max 5 cars
- No fireworks, open fires, or public intoxication
- Quiet hours enforced; disruptive behavior may lead to eviction
- All trash must be bagged and placed in outdoor canisters
- No trespassing on adjacent properties
- Pool use is at your own risk; pool heat available for an extra charge
- 9. Pet Addendum (If Applicable)
- Must be approved by OWNER a
- $175 fee per pet
- Pets must be leashed and attended at all times
- Pet waste must be removed immediately
- TENANT is fully responsible for damage or odor caused by pets
- 10. Golf Cart Rules (If Applicable)
- Drivers must be 18+ and hold a valid driver’s license
- Max 4 passengers; must be seated while cart is in motion
- No reckless driving, drinking, or operation on the beach, golf course, or fire lanes
- All carts must be returned and plugged in when not in use
- 11. Golf Cart Waiver of Liability
- TENANT agrees to:
- Assume all risks related to golf cart use
- Hold OWNER harmless for injury, damage, or death resulting from use
- Operate the cart safely and legally
- Acknowledgement & Agreement
- By submitting payment or signing this Agreement, TENANT(S) acknowledge they have read, understood, and agree to all terms outlined above and in any referenced addenda
