Do you appreciate being in the city – the urban lifestyle, excellent transportation, and countless sights – but also love having some peace, quiet, and greenery? Then Vienna’s beautiful 13th district, Hietzing, is perfect for you. Very few districts combine urban living, culture, and nature the way Hietzing does. This district is known for its impressive architecture and magnificent villas; it’s a quiet, wealthy, and beloved area. Experience living right by sights that thousands of tourists from all over the world come to see – but enjoy them like a local.
The superb location of our extraordinary new property enables you to reach the famous Schönbrunn Zoo and the huge palace garden within a 9-minute walk, and the Schönbrunn Palace within 20 minutes. On public transport, the U4 subway runs through the 13th district, as well as various trams and buses. A 3-minute walk takes you to the U4 subway station Braunschweiggasse and soon into Vienna’s city center.
Its connection to the Austrian Imperial House distinguishes the 13th district in particular. You can find two of the most famous sights in Vienna here: the Schönbrunn Palace, with its impressive Palace Garden, and the Schönbrunn Zoo. Discover various exhibitions, tours, and attractions in Schönbrunn Palace and enjoy the garden with a daily walk or various sports and leisure activities. Our beloved Schönbrunn Zoo was awarded Europe’s Leading Zoological Garden five times and is absolutely worth a visit for young and old. In the palace garden, there is also the Palmenhaus – another well-known attraction.
The 13th district encloses vast green areas and also parts of the Wienerwald (the Vienna Woods) with the Lainzer Zoo – the former hunting grounds of the Habsburger, which are now a spacious nature resort with various animals and plants. In this area, you can also find the Hermes Villa – the famous Austrian Empress Elisabeth (Sissi)’s palace.
Our new apartment building lets you live in the setting of Austrian history, discover cultural attractions, and enjoy beautiful green areas. We can’t wait to welcome you as a guest!

About the area
Vienna, the capital of Austria, seamlessly blends its rich past with a modern allure. Renowned as the "City of Music", Vienna has been the home to many of history's greatest composers including Mozart, Beethoven and Strauss. This musical legacy is celebrated in its grand concert halls like the Musikverein and Staatsoper where world-class performances are a regular feature.
History buffs and architecture enthusiasts will find Vienna a treasure trove. The city's historic center, a UNESCO World Heritage site, is dotted with imperial palaces and grand baroque buildings. The Hofburg Palace, which was once home to the Habsburg dynasty, now hosts several museums and the Austrian National Library. Another must-see is Schönbrunn Palace with its breathtaking gardens.
Art aficionados will be drawn to Vienna's numerous museums and galleries. The Museum Quarter (MQ), one of the largest cultural districts globally, houses institutions ranging from contemporary art at MUMOK to natural history at Naturhistorisches Museum.
Vienna also prides itself on an impressive culinary scene. Traditional Viennese coffee houses form an integral part of the city’s social fabric; these are places where time seems to stand still as you savor coffee and pastries. For food lovers seeking local flavors, Naschmarkt offers everything from fresh produce to international delicacies.
Nature lovers will admire Vienna’s dedication to green spaces as over half of the metropolitan area comprises parks, gardens and woods. Prater Park with its iconic Giant Ferris Wheel promises fun for all ages while Central Cemetery (Zentralfriedhof) offers peaceful walks amidst beautiful funerary art.
Lastly, experiencing Vienna's vibrant nightlife is a must-do. From traditional wine taverns in Grinzing district to trendy cocktail bars in Innere Stadt - there's something for everyone.
In summary, Vienna presents a perfect mix of historical splendor and contemporary charm. Its rich musical heritage, breathtaking architecture, world-class museums, culinary delights and green spaces make it a destination that caters to all kinds of travelers.
