A marvelous classic Sea Ranch home, Vista Grande is wonderful, with sweeping white water views of Black Point. This three bedroom house features stunning architecture, lots of natural wood, a beautiful stone fireplace, a hot tub, and a sauna.

This home has an open and complete cook’s kitchen with a spacious eating area that has a beautiful ocean view. The large table in the eating area is a natural gathering place to talk over a cup of coffee, read the newspaper, listen to your favorite songs on the CD/MP3 player or have a poker tournament. In addition to the spacious kitchen/dining area, there is a separate formal dining room.

The fireplace in the living room warms the serene reading areas. Curl up in the window seat with a book or pair of binoculars to look for whales or watch the hawks, rabbits and deer that pass through the beautiful meadow.

Payment & Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
  • Guests who book a home or villa that is located in the state of California may cancel for free provided that: (1) reservation is canceled within 24-hours of reservation request, and (2) reservation request was made 3 days before arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

  • UNIT SPECIFIC TERMS
  • - Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.
  • - No dog(s) are welcome in this home. No other animals are allowed without specific Property Manager approval.
  • - The property shall not be used by more than the number of adults and children listed in your reservation.
  • - All guests shall abide by Property Manager’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
  • - If early check-in is available for your reservation, you will be notified by 9 a.m. on the morning of your arrival by email. Late check-out is offered whenever possible for a small fee.
  • - No smoking of any kind is permitted anywhere on the premises.
  • - No commercial photography or filming is permitted on the property. Tents or other structures may not be erected.
  • - Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.

  • - Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service. A signed paper contract is required to be completed and returned to Property Manager.

  • DAMAGE WAIVER
  • The total cost of your reservation for this Property includes a damage waiver fee (USD) with the following costs, plus tax if applicable:
  • 0 bedrooms: $60 for stays 1-3 nights, $15 per night for stays 4+ nights.
  • 1 bedrooms: $60 for stays 1-3 nights, $15 per night for stays 4+ nights.
  • 2 bedrooms: $80 for stays 1-3 nights, $20 per night for stays 4+ nights.
  • 3 bedrooms: $100 for stays 1-3 nights, $25 per night for stays 4+ nights.
  • 4 bedrooms: $100 for stays 1-3 nights, $25 per night for stays 4+ nights.
  • 5 bedrooms: $120 for stays 1-3 nights, $30 per night for stays 4+ nights.
  • 6 bedrooms: $120 for stays 1-3 nights, $30 per night for stays 4+ nights.
  • 7 bedrooms: $140 for stays 1-3 nights, $35 per night for stays 4+ nights.
  • 8 bedrooms: $140 for stays 1-3 nights, $35 per night for stays 4+ nights.
  • This fee does not apply to stays of 30 or more nights
  • The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to Property Manager prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
  • How to Report Damage
  • Please report accidental damage as soon as it occurs so we can assess and minimize the extent of the damages.
  • Damage Waiver Additional Terms and Conditions
  • The Damage Waiver only covers damage that occurs during the authorized rental period and that Renter or an authorized guest reports PRIOR TO CHECK OUT.
  • The Damage Waiver does not cover intentional damage or damage caused by smoking, pets or other animals brought onto the Property, or criminal activity.
  • The Damage Waiver does not cover damage to any structure other than the Property covered by your confirmed, non-fraudulent reservation.
  • Renter is responsible for any accidental damage that exceeds $3,000. Damages for covered claims in excess of $3,000 or for uncovered claims will be charged to the Renters credit card.
  • The Damage Waiver program is provided and administered by Property Manager and is not an insurance policy. The Damage Waiver does not provide liability coverage and does not cover vehicles or guest personal items.
  • This property is managed by Property Manager LLC.
  • Noise Disturbances:
  • The Sea Ranch Quiet Hours are between 9PM and 7AM, every day. Always, and¬†especially during Quiet Hours, please conduct your indoor and outdoor¬†activities in a prudent and respectful manner that will not be disturbing¬†to your neighbors.¬†
  • Control of Dogs:
  • To protect wildlife and avoid nuisances, all dogs must be under owner control at all times, and leashed when on the roads, trails and other property owned by The Sea Ranch. Please minimize barking or howling and always clean up after your dog. Dogs found loose will be held in a TSRA kennel pending owners‚Äô¬†retrieval and payment of a fee. Additional daily boarding fees may be applicable
  • Illegal Parking:
  • Cars parked on TSRA roads or parking lots without a current TSRA parking¬†sticker/hang tag are considered in violation of TSRA rules¬†
  • Drone Operation:
  • The entirety of The Sea Ranch is a No-Drone Zone, including private lots¬†and yards. Please leave your drones at home.
  • Smoking and Secondhand Smoke:
  • As a matter of fire safety and public health, smoking of any material by any means in prohibited on all TSRA-owned property, including common areas,¬†trails, and facilities. At private homes, please take care not to allow¬†secondhand smoke, vapor or odor to disturb others on neighboring properties¬†or commons.
  • Evening Light Pollution:
  • The Sea Ranch prizes and protects its evening dark skies. Excessive nighttime lighting can become a nuisance. To reduce transmission of inside¬†light (including light from television and computer screens) to the¬†outside, please consider shielding light sources and/or closing blinds,¬†shades or curtains as appropriate. Turn off exterior lighting when not¬†using the illuminated area.
  • Traffic Violations:
  • Traffic violations include, but are not limited to,¬†speeding, failure to stop at stop signs, driving without a license and¬†driving an unregistered vehicle.

  • Sec. 4-205 License Standards.
  • A vacation rental must comply with the following:
  • A. Compliance Generally. A vacation rental must obtain zoning clearance and comply with all applicable laws and regulations.
  • B. Noise.
  • 1. Daytime noise. Between the hours of 7 a.m. and 9 p.m., average noise must not exceed the following limits:
  • • 50 decibels for 30 minutes in any hour
  • • 55 decibels for 15 minutes in any hour
  • • 60 decibels for 5 minutes in any hour
  • • 65 decibels for 72 seconds in any hour
  • 2. Nighttime noise. Between the hours of 9 p.m. and 7 a.m., average noise must not exceed the following limits:
  • • 45 decibels for 30 minutes in any hour
  • • 50 decibels for 15 minutes in any hour
  • • 55 decibels for 5 minutes in any hour
  • • 60 decibels for 72 seconds in any hour
  • 3. Decibel definition. “Decibel” means the sound pressure relative to 20 micropascals as measured at the property line,
  • adjusted to International Organization for Standardization ISO 226 equal loudness contours.
  • 4. Outdoor amplified sound prohibited. Outdoor amplified sound and loud impulsive sounds, such as drumming, are
  • prohibited.
  • C. Lighting. The property owner must submit a lighting plan that conforms to the following. Exterior lighting must be fully shielded
  • and downward facing. Light fixtures must not be located at the periphery of the property and must not reflect off structures.
  • Security lighting may only be motion-sensored. Flood lights and uplights are prohibited. Luminaries must not exceed 1000 lumens
  • per fixture. Total illuminance beyond the property line must not exceed 1.0 lux. The color temperature of exterior lighting must not
  • exceed 3000 Kelvin.
  • D. Parking. On-street parking must conform to the Sonoma County Parking Regulations and the California Vehicle Code.
  • E. One Tenant. A vacation rental may only be rented to 1 tenant group at a time.
  • F. Junior Accessory Dwelling Units. A license may not be issued for a single family dwelling with a junior accessory dwelling unit, and
  • a license is void if a junior accessory dwelling unit is developed after license issuance.
  • G. Pets. A pet, if allowed by licensee, must be secured on the property at all times and cannot be left unattended. Guests must
  • comply with Sonoma County leash law (Section 5-115).
  • H. Trash and Recycling Facilities. Recycling and refuse storage bins must not be stored within public view unless in compliance with
  • neighborhood standards. Recycling and trash receptacles must be returned to screened storage areas within 24 hours of trash pickup.
  • I. Outdoor Burning. Outdoor burning of solid fuels is prohibited.
  • J. Fireworks prohibited. Possession or discharge of fireworks, as defined in California Health and Safety Code Section 12511, is
  • prohibited.
  • K. Defensible Space. A vacation rental property must be maintained in compliance with Chapter 13A (Duty to Maintain Defensible
  • Space and Abate Hazardous Vegetation and Combustible Material).
  • L. Transient Occupancy Tax and Business Improvement Area Assessments.
  • 1. Tax Compliance. A licensee must maintain a transient occupancy tax (TOT) certificate and remain current on all required
  • reports and payments for TOT and Business Improvement Area assessments (BIA).
  • 2. Online Hosting Platform.
  • i. A licensee must disclose if the vacation rental is registered with an online host.
  • ii. If an online host will pay TOT and BIA on the licensee’s behalf, it is the licensee’s responsibility to confirm the
  • correct amount of TOT and BIA are collected. The licensee remains liable for any TOT and BIA not collected on its
  • behalf.
  • iii. “Online host” means an online hosting platform for vacation rentals, such as VRBO, Airbnb, HomeAway, etc.
  • M. Emergency Access. If a vacation rental is located behind a locked gate or within a gated community, a gate code or a lockbox
  • with keys (“Knox Box” or similar) must be provided for exclusive use by first responders.
  • N. Evacuation During Emergencies. Written evacuation instructions identifying the evacuation zone, evacuation route, and the
  • Calfire Evacuation Checklist must be provided to guests and posted within the vacation rental. Guests must leave the property when
  • a Voluntary Evacuation Order is issued for the evacuation zone. The certified property manager must inform guests when a
  • Voluntary Evacuation Order is issued.
  • O. Emergency Communication. A National Oceanic and Atmospheric Administration (NOAA) Alert Weather Radio and operational
  • telephone land line or broadbandconnected VoIP phone must be provided. Instructions for operation of the NOAA Alert Weather
  • Radio must be included in the evacuation instructions.
  • P. Contact Information. Licensee and certified property manager must provide the Department a current phone number, email
  • address, and mailing address, and update the contact information as needed. This contact information may be used to address
  • complaints, convey general program information, and serve legal notices related to violations and suspension or revocation.
  • Messages and mail must be checked regularly.
  • Q. License Posting and Inclusion in Rental Agreements.
  • 1. A copy of the license, the license standards, and land use permit must be posted inside the vacation rental in a prominent
  • location within 6 feet of the front door.
  • 2. A copy of the license, the license standards, and land use permit must be included in all rental agreements.
  • R. Advertisements. Advertising, handouts, flyers, internet listings, and any other information provided for a vacation rental must
  • conform to the license, land use permit, and this section and include the following:
  • 1. License number;
  • 2. Maximum occupancy, not including children under 3 years old;
  • 3. Maximum number of vehicles allowed on and off site;
  • 4. Notification that quiet hours must be observed between 9:00 p.m. and 7:00 a.m.;
  • 5. Notification that no outdoor amplified sound is allowed; and,
  • 6. The transient occupancy tax certificate number for the property.
  • S. Owner Occupancy. These license standards do not apply when the licensed property is occupied by the property owner. In the
  • case of an alleged violation, the licensee has the burden of proving that the property was occupied by the property owner at the
  • time of the violation
