BOOKING RULES: These booking rules are required even though this site may allow you to book otherwise PEAK SEASON (Memorial Weekend through Labor Day): Reservations must be 3, 4, or 7 nights starting or ending on a Saturday. SEPTEMBER and THANKSGIVING: Week-long (7 night) stays must be Friday-Friday. Shorter stays can start any night, but Friday and Saturday nights must be booked together (no Saturday check-in or check-out). OFF-PEAK 2 NIGHT STAYS: Two night stays are allowed on weeknights (Mon-Thurs) during Off Peak (mid Sept - mid May). Any exceptions must be approved directly with Faria Resorts before booking. Any two-night stays are allowed in Jan, Feb, and April. Payment & Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
