Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

  • HOUSE RULES & REGULATIONS
  • QUIET HOURS: 10:00 P.M. – 8:00 A.M.
  • POOL/BBQ HOURS: 9:00 A.M. – 9:00 P.M.
  • TRASH CHUTE HOURS: 8:00 A.M. – 8:00 P.M.
  • The primary purpose of these House Rules is to protect all occupants from annoyance and
  • nuisance caused by improper use of Lauloa condominiums and also to protect the reputation and
  • desirability of Lauloa condominiums by providing maximum enjoyment of the premises. Per
  • Article V, Section 5 of the Bylaws, these House Rules may be amended by the action of the Board
  • of Directors of the Association of Apartment Owners (AOAO).
  • The full authority and responsibility of enforcing said rules may be delegated to a Managing Agent
  • or Site Coordinator by the Board. All occupants, tenants, and their guests shall be bound by these
  • rules and by standards of reasonable conduct whether covered by these rules or not. Neither the
  • Board of Directors, Managing Agent or Site Coordinator shall be responsible for any non-
  • compliance or violation of said rules by the occupants, tenants and their guests.
  • GENERAL RULES
  • 1. Each condominium apartment shall be used ONLY as a Single Residence or Vacation
  • Rental and for no other purpose.
  • 2. Owners are responsible for their actions and the actions of their guests and renters.
  • 3. Any construction projects lasting more than 6 hours must be approved by management
  • and subject to construction/remodeling rules. Required construction forms are available
  • from the Site Coordinator.
  • 4. No occupant shall make or permit any disturbing noises in the building. Nor shall they
  • interfere with the rights, comfort and convenience of other occupants.
  • 5. Quiet hours must be observed between 10:00 p.m. to 8:00 a.m.
  • 6. Do not feed any stray cats, birds, geckos, or other animals on the Lauloa property.
  • 7. No owner, tenant, family member or guest is allowed to change or alter any Common
  • Area.
  • 8. Condominium apartment entry door locks must be keyed to the Site Coordinator’s master
  • key.
  • PARKING & VEHICLE REGISTRATION
  • 1. All owners with permanent vehicles must register their vehicle through the Lauloa Office.
  • Owners will be issued a “Lauloa Resident” sticker which shall be placed at the bottom
  • corner passenger side of the windshield.
  • 2. All vacation rental guests must register their vehicle with the Site Coordinator within 24
  • hours of arrival.
  • 3. Parking is at Your Own Risk. The Association bears No Responsibility for vandalism or
  • other damage that may occur to any vehicle parked in the Lauloa lot. While there are
  • video camera recorders monitoring the Lauloa parking lot, the parking lot is not secure.
  • Every owner and visitor are solely responsible for and specifically assume the risk of
  • possible damage to their vehicle when parking in the Lauloa lot.
  • 4. No vehicle shall be left unattended in the (designated) Loading Zone Area.
  • 5. All vehicles in Lauloa’s parking lot must have a current Hawaii State registration, proof of
  • insurance, a valid safety sticker, and be in good operating condition. Any vehicle found to
  • be in violation of these rules may be subject to fines or towing charges.
  • SMOKING
  • Lauloa is a No Smoking building. Smoking in any form is prohibited within all apartments and
  • common areas of Lauloa including the lobby, pool area, main parking lot, elevator, hallways
  • and stairways, and within fifty (50) feet of any building entrance or lanai, and on all
  • lanais/patios of the condominium apartments. There is a designated “Smoking Area” at the
  • east end of the parking lot.
  • “Smoking” means inhaling, exhaling, burning or carrying any lighted or heated tobacco or any
  • plant based product. The use of an electronic smoking device is prohibited except in the
  • designated smoking area.
  • ELEVATOR
  • 1. No smoking, drinking or eating is permitted in the elevator. Persons found to be in violation
  • of this rule will be responsible for the cost of any cleanup from a spill, odor, or other
  • damage that may result.
  • 2. Any and all transport and delivery of large items should be accomplished during normal
  • business hours, 8:00 A.M. to 5:00 P.M.
  • SWIMMING POOL/BBQ AREA:
  • 1. The swimming pool and BBQ area is for the use of Lauloa owners, tenants, and their
  • immediate family members and guests.
  • 2. Owners, residents, and guests are solely responsible for their individual safety, and
  • specifically assume the risk of injury, while visiting or using the pool, the pool area and
  • lounges, and the BBQ. The AOAO and Management bear no responsibility for accidents
  • or injuries to any person in the Swimming Pool/BBQ Area.
  • 3. Pool and BBQ hours are 9:00 A.M. to 9:00 P.M. A waste receptacle for trash disposal is
  • provided in the Pool/BBQ Area.
  • 4. There is NO lifeguard on duty. Owners and residents must ensure that family members
  • and guests who cannot swim or are poor swimmers must be accompanied at all times in
  • the pool area by someone who can ensure their safety. No children are allowed in the
  • pool area unless accompanied by an adult.
  • 5. NO horseplay - running, jumping, pushing, hollering - of any type is allowed. Jumping into
  • the pool from any part of the building, railing, walls or fence surrounding the Pool Area is
  • not allowed. Inappropriate items are also not allowed in the Swimming Pool/BBQ Area
  • e.g., scuba tanks, surfboards, large inflatable toys, etc.
  • 6. Suntan products and sand must be removed from the body of every person before
  • entering the pool.
  • 7. The following actions and items are Not Allowed in the Swimming Pool/BBQ Area:
  • a. Detectable noise from radios or similar audio generating devices;
  • b. Glassware or any other such breakable items;
  • c. Spitting, spouting water and blowing your nose while in the pool;
  • 8. Tampering with any part of the pool equipment is not allowed.
  • 9. Swimmers must dry off before entering the lobby or the elevator.
  • 10. Babies and infants must wear appropriate swimming diapers.
  • 11. Animals are strictly forbidden in the pool. Assistance animals are allowed only on the deck
  • area.
  • 12. Poolside furniture must not be removed from the fenced pool area without permission
  • from the On-Site Coordinator or Manager.
  • 13. Follow the posted instructions for using the BBQ. The BBQ grills must be cleaned after
  • use by the person using the BBQ. Please make sure the propane tank valve is shut off
  • after use.
  • 14. The Hawaii Board of Health requires that all persons known or suspected of having an
  • infectious disease, a cold, cough, open sores, incontinence or wearing bandages shall
  • not be allowed in the pool.
  • LANAIS
  • 1. Per Lauloa’s Declaration and Bylaws, care and maintenance of the condominium
  • apartment and lanai is each owner’s responsibility. If a lanai wall or ceiling needs repair
  • or paint, please contact the On-Site Coordinator or the Lauloa Board.
  • 2. Due to security, rodent issues, insect issues, and egress, only small potted plants
  • appropriate to lanais may be used thereon. Containers shall be placed under all pots so
  • as to avoid the dripping of water therefrom. Small plants defined as no taller than 36” with
  • a maximum of 3 plants or 15” tall and no more than 5 plants. In any case, no more than
  • a combination of 5 total plants.
  • 3. Towels, bathing apparel, signs, flags or display materials of any kind are not permitted to
  • be draped over the railings or in open view on any lanai.
  • 4. No lanai shall be enclosed, decorated, landscaped or covered by any awnings, shades,
  • venetian blinds, window guards or otherwise without the consent in writing by the Board
  • of Directors.
  • 5. Seasonally appropriate holiday decorations are allowed from Thanksgiving to January 15th
  • 6. No signs, posters, bills, lettering or any article or item shall be placed anywhere on the
  • building or Lauloa grounds.
  • 7. Gas or briquette BBQs and open flames are prohibited on lanais.
  • 8. Lanai items including ceiling fans that may cause excessive noise or are rusted must be
  • repaired, removed or turned off if requested by management. Any electrical device must
  • be installed according to code.
  • 9. Owners shall ensure that all A/C condensate be drained into their unit’s plumbing system
  • and not on the lanai. This applies to lanais on all four (4) floors.
  • TRASH ROOM & TRASH CHUTES
  • 1. The Trash Room is open and accessible from 8:00 A.M. - 8:00 P.M. The Trash Room
  • dumpster and recycling bins are accessed from the parking lot. PLEASE break down all
  • cardboard boxes before placing them in the dumpster.
  • 2. Trash Chute access doors are located on floors 2, 3, and 4 just west of the elevator
  • walkway. PLEASE do not put large items in the Trash Chute (can block the chute); take
  • them to the dumpster in the Trash Room.
  • 3. Recycle bins for glass bottles and jars, plastic containers, and aluminum/metal cans are
  • provided in the Trash Room. All cardboard boxes must be broken down and placed in the
  • designated box in the Trash Room.
  • 4. All other household trash, refuse and discarded items must be placed in secure plastic
  • trash bags or wrapped to prevent leaks.
  • STORAGE ROOM:
  • 1. Storage Rooms are only for the use of owners and tenants and not for vacation renters. All
  • stored items must be fully contained within the storage space allocated to each apartment.
  • 2. While the Storage Rooms have an access door code, and each individual apartment’s
  • storage area typically has a key or combination lock, each owner understands and
  • specifically assumes the risk of loss or damage of that owner’s stored items. Lauloa bears
  • no responsibility for the security or maintenance of any storage area or any person’s stored
  • items. Items of value should not be stored in any Storage Room or area.
  • 3. All stored items should, as feasible, be placed in plastic or suitable containers identified
  • with the owner or tenant’s name, apartment number and date.
  • ANIMALS
  • 1. No dogs, cats, livestock, poultry, rabbits, birds, snakes or any other animal whatsoever
  • shall be allowed or kept in any part of the building premises or by any condominium
  • apartment owner, tenant or occupant in their apartment.
  • 2. Pets are not allowed. However, properly registered and documented assistance animals
  • are allowed subject to ADA rules and regulations. Required registration documents are
  • available through Associa.
  • a. Any personal injury that may result or property damage to any common element
  • at Lauloa caused by an assistance animal shall be the sole responsibility of the
  • owner of that assistance animal.
  • b. Any assistance animal that is found to create an unreasonable disturbance or
  • nuisance issue for any owner, tenant or occupant, or causes damage to Lauloa
  • property, may be removed from Lauloa.
  • c. Owners are responsible for their assistance animal’s waste. Animal waste must
  • be placed in a plastic bag or suitable container and deposited in a proper trash
  • receptacle.
  • DRONES
  • Drone use is prohibited at Lauloa. However, realtors may use drones for the limited purpose of
  • photographing Lauloa or providing a short video to assist in the marketing and sale of any
  • condominium apartment. NOTE that prior approval must be obtained from the On-Site
  • Coordinator or Lauloa Board before commencing any drone flight to assist in any apartment sale.
  • HAZARDS
  • 1. Fireworks are Not Allowed on the Lauloa premises at any time.
  • 2. Fire regulations forbid open fires on lanais or anywhere on the Lauloa building
  • premises. No BBQ type grill, whether propane, briquettes, wood fired or electric, or any
  • type of cooking device is allowed on the lanais.
  • 3. Hazardous materials and their storage and use are Not Allowed at Lauloa except as may
  • be needed by licensed contractors performing maintenance or remodel work for individual
  • owners, but only after securing the prior written approval of the On-Site
  • Coordinator. Small volume containers of solvent or aerosol spray cans used for cleaning,
  • painting or apartment maintenance such as paint thinner, ant/roach pesticide or
  • insecticide, Clorox, liquid plumber or lubricants, etcetera, are permitted in any
  • condominium apartment but must be properly stored.
