This tranquil land of saints and ancient mystics, with its romantic countryside and its historically rich medieval hill towns, inspires a special reverence in the hearts of Italians as well as the foreigners visiting it. More than anywhere else, the region seems to represent the country’s spirituality. With less than a million inhabitants, Umbria’s population density is half that of the national average, affording ample room to express individuality. The simple pleasures of country living, surrounded by idyllic natural beauty, is enhanced by art, architecture, wonderful food and wine in nearby towns and cities throughout the two adjoining regions of Lazio and Tuscany. Florence and Rome are within a two hours drive. Siena, Arezzo, Assisi, Todi and Orvieto are all closely linked. Things To Know
Payment and Cancellation - 90 Day Policy
- Guests may cancel for free provided that: (1) cancellation is within 48-hours of reservation request, and (2) reservation request was made at least 10 days before arrival.
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with points: 100% of payment will be deducted at time of reservation, once booking is verified within 48 hours.
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
- Security deposit : €1500 charged to client’s credit card by the owner as a pre-authorisation upon arrival and refunded two weeks after departure, subject to full inspection.

- Other Ts and Cs : The swimming pool is open for your private use in the warmer months, from May to September. Opening or later closure of the pool is available at an extra fee. Please be aware that there is no fence surrounding the pool and therefore we require children using the pool area to be supervised.
- Tax : €1,50 per person for the first two nights and €0.75 per person for the third night. Children up to 14 years old are free
