PARKING - 2 vehicle driveway Entire cabin, fire-pit, and hot tub are all privately accessible. This is a private, family friendly community centrally located to all Pigeon Forge, Gatlinburg and GSMNP has to offer.

*The community pavilion is available for guest enjoyment on a first-come, first-served basis and may be reserved during select times. If access to this space during your stay is important, please contact us in advance to inquire about availability and reservation options.
Terms & Additional Fees:
In addition to the platform’s terms, a signed rental agreement is required to complete your reservation and will be sent after booking. Please note that failure to return the signed agreement may result in cancellation of your stay. Depending on your booking method, we may also require a copy of a government-issued ID and confirmation of the last four digits of the credit card on file.
Violations of agreement terms and house rules are subject to additional fines. Guest will be charged what is agreed to be nonpunitive amounts as follows:
>> Parties and events of any kind are strictly prohibited. Violations of this rule are subject to the following fees: $1,500 event fee, $300 trash removal fee, $500 refundable damage deposit. >> No pets allowed. Unauthorized animals are subject to a $500 fee per animal. $500 or portion thereof for every 4 hrs of unauthorized late checkout.
>> Max occupancy: 4. A $150/person/day, or portion thereof, fee applies for unauthorized guests not registered with the booking or exceeding the occupancy limit.
>> Smoking or vaping in the property is prohibited. A $500 fee applies for smoking and/or order removal due to smoke or otherwise.
>> The invoiced amount plus $100 (or $100/hr. or portion thereof for staff hours) for replacement of missing/moved items, damages not covered by damage waiver, stains, bedbug treatment, technical support, pay-per-view purchases, tampering with equipment (pool [a crime], pool alarm, air conditioning, smoke/fire detectors and extinguishers), failure to return keys/passes/fobs, failure to keep pool gates and doors secured, extra cleaning (including due to illness), and similar acts and omissions.
>> $500+ for plumbing misuse, including flushing anything other than toilet paper. Code compliance with local noise ordinances is required. Quiet hours are 10 PM - 8 AM.

Failure to comply with house rules or agreement terms may result in immediate removal from the property and cancellation of the remainder of the reservation. In such cases, the guest will not be entitled to a partial or full refund.
Cancellations and date changes are not permitted outside of the cancellation window, including for personal emergencies, weather, or other unforeseen events. We strongly recommend purchasing travel insurance to protect against unexpected changes to your plans, particularly when traveling during seasons that are prone to extreme weather that may disrupt travel.
