Arches Sugar Mountain is a spacious, freshly renovated mountain retreat that comfortably sleeps 16 guests, making it ideal for multiple families, group trips, or ski weekends with friends.
Set on nearly 4 acres of private land, the home offers panoramic mountain views in every direction. It feels secluded and peaceful, yet is just minutes from everything Sugar Mountain has to offer. Even better, the Sugar Mountain Ski Shuttle stops right at the corner of the property, making ski days easy with no parking hassle. After a day on the slopes or trails, unwind in the brand-new hot tub, overlooking the mountains and stars.

The home has been fully remodeled top to bottom. The large open kitchen is built for groups, featuring granite countertops, a massive island, stainless steel appliances, and everything needed to cook for a crowd.

The main living room offers leather sofas, a gas log fireplace, and mountain views. A second living area includes a wood-burning fireplace, creating multiple comfortable gathering spaces throughout the home.
Outdoor Living
Outside, enjoy expansive porch and deck with Adirondack seating, a gas grill, a large flat and fenced backyard (pet-friendly) with firepit, and a brand-new hot tub for relaxing under the stars. There’s also a basketball hoop and a large paved driveway with plenty of room to park many vehicles, plus a garage.
With true group capacity, multiple living areas, ski shuttle access, hot tub, and unmatched privacy, Arches Sugar Mountain is designed for memorable trips without feeling crowded.

Additional Notes:
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- This home allows up to 4 dogs for an additional pet rent of $25 per night per pet plus taxes.
- Firewood may be added at the time of booking under "Additional Fees" after entering payment info or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
- Towels and linens will be provided for you.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD or chains are always recommended when visiting the mountains in winter. The town of Sugar Mountain requires them in times of snow or ice.
- Guests returning to Arches Sugar Mountain or who have stayed at Zion at Eagles Nest may receive a discount of 10%, not to be combined with other discounts to the rent.
- The front entrance and parking area are monitored by a doorbell style camera. No cameras point inside or on the deck.
- Please note that the distances shown on OTA’s map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.
CANCELLATION POLICY - Bookings canceled 30+ days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
