Welcome to Rose Barn – A Stylish Countryside Retreat Near Leeds
Rose Barn is a beautifully restored barn that blends rustic charm with modern comfort. Tucked away in a peaceful corner of Farnley, it offers countryside walks right on your doorstep, while still being just a short journey from Leeds city centre. With a fantastic local bus service, you can enjoy the calm of the countryside without being far from the city buzz.
Charming Interiors with Wow-Factor Features
Inside, you’ll find exposed beams, original brickwork and thoughtful design throughout. The barn has plenty of standout features including a private home cinema with tiered seating, a full-size American pool table, dart board, and Sky TV with Sports and Movies included. Multiple TVs are located throughout the barn, and the open-plan layout downstairs is enhanced by Bluetooth ceiling speakers, zoned into four areas for a perfect audio experience.
Spacious Downstairs Layout
- The ground floor is ideal for relaxing or socialising. It features:
- A cosy living area with stove, Smart TV, and comfortable seating
- A large dining table with 6 chairs
- A fully equipped kitchen with oven, dishwasher, wine cooler, washing machine and all essentials
- American pool table and dart board near the lounge area
- A double sofa bed for additional guests
- Bluetooth ceiling speakers and a fun disco light (added for our children – no parties, please)
- A convenient downstairs toilet
- The showpiece: your own home cinema with pre-loaded Sky movies and sports
Three Comfortable Bedrooms Upstairs
Upstairs, you’ll find three bright and spacious bedrooms:
- Master Bedroom (Sleeps up to 3): King-size bed, exposed brickwork, chair that converts into a single bed, wardrobe, TV and a large feature window.
- Bedroom 2 (Sleeps up to 2): One single bed with an extra pull-out bed underneath (set up on request), bedside table and wardrobe.
- Bedroom 3 (Sleeps up to 3): Double bed, chair bed, TV, storage, and views across fields towards Leeds.
- There is also a modern family bathroom with a large bath and separate shower, plus storage cupboards with spare pillows, blankets, a vacuum and ironing board.
Outdoor Space & Surroundings
- The barn sits across a courtyard from our family home and has:
- Private parking (accessed via a vehicle-friendly footpath – please note it is not tarmacked)
- A shared courtyard with lighting, brick pizza oven, outdoor bar/kitchen, and large dining table
- A small orchard and garden area
- Scenic country walks accessible directly from the end of the lane
- A nearby bus stop with regular services to Leeds
If you’re bringing more than one car, please contact us first and we’ll do our best to accommodate you.
We kindly ask that guests respect our private patio and garden areas attached to our home. While we occasionally use the courtyard, you will have the barn and its designated areas entirely to yourselves during your stay.

- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).

- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.
