The interiors are bright and inviting, with a large open-plan living area that flows into the garden. Bi-fold doors let in the light and connect indoor and outdoor living. A pool table adds an extra layer of fun, whether travelling with friends or as a family.

Standard bed setup for all reservations: 4 king beds, 1 single bed plus an sofa bed can be made available. Any king bed can be split into 2 single beds for an additional £25 per king bed, per stay, payable after booking confirmation. We require at least 48 hours’ notice to allow maintenance and linen to be arranged; otherwise, please enquire first.

- Maximum of 2 pets allowed for £30 per pet per stay
- Quiet hours from 22:00 to 07:00. Strictly no noise to be heard outside of the property
- No standing outside the property after 10 PM, as neighbours are sensitive to any noise
- ID of lead guest prior to checkin required
- All guests must be 21 years of age or older to book and stay at the property.
- Family bookings may include guests under 21, provided they are accompanied by a parent or legal guardian aged 21 or older.
Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).
- We require guests to provide a security deposit of £250. This helps us ensure a safe and secure stay for everyone.
- The deposit is fully refundable after check‑out, provided there are no damages or outstanding charges.
- Upsells such as early check‑in, late check‑out, and add‑on packages are available to enhance your stay. Please note that all upsells are non‑refundable once booked.
Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.
