Exquisite 5-bedroom Provençal villa surrounded by Mediterranean beauty, featuring elegant interiors, a heated pool & spectacular views.
Perched at the very top of a hill in the highly exclusive enclave of Châteauneuf-Grasse, this exceptional villa is a true hidden gem on the Côte d’Azur. From the moment you step onto the front terrace, you are met with one of the most breathtaking panoramas in the region: sweeping, uninterrupted sea views stretching from Nice across to the Estérel, framed by rolling hills and timeless Mediterranean landscapes.
Despite its elevated and wonderfully private position, the villa remains effortlessly connected. The picturesque village of Gourdon lies just a short drive further into the hills, offering spectacular hiking and walking trails, while Grasse and Valbonne are both within ten minutes. Cannes, Antibes, and the coastline are easily reached, and Nice International Airport is approximately forty minutes away-making this an ideal balance of seclusion and accessibility.
The interiors reflect a sense of discreet, understated luxury, designed for comfort, elegance, and relaxed living. On the main floor, three beautifully appointed en-suite bedrooms with air conditioning all enjoy glorious sea views. This level also features a formal dining room, an elegant living room, a well-proportioned kitchen, and a separate guest WC-perfect for refined entertaining and family living.
The lower garden level offers a more relaxed, resort-style atmosphere, with two additional bedrooms with air conditioning sharing a bathroom, a cosy TV room, and a large summer living space complete with a bar, dining table and lounge area. This cool and spacious room is a perfect haven during the height of summer, ideal for long lunches, evening drinks or escaping the midday sun. A generous laundry room completes this level.
Outside, the villa truly comes into its own. A 16m saline swimming pool is set within a beautifully maintained, much-loved garden, with sun loungers and parasols creating an inviting space for long, lazy days by the water. A barbecue is available for relaxed al fresco dining, while the expansive lawn provides space for boules, table tennis or informal family games. The swimming pool has a heating option, upon request, at an additional fee.
There is excellent parking, with space for at least three cars within the gates, plus an additional two to three spaces outside.
Two distinct terraces allow you to enjoy the villa throughout the day. The front terrace, equipped with an electric awning, is the perfect place to take in the extraordinary sea views from morning through to sunset. The rear terrace offers a more intimate setting, ideal for relaxed evenings and watching the sun dip behind the hills.
Exclusive, peaceful and utterly enchanting, this villa offers a rare combination of panoramic views, refined comfort and proximity to some of the Riviera’s most sought-after destinations.

About the area
Châteauneuf-du-Pape, nestled in the heart of Provence, France, is a destination that offers a delightful blend of historical charm and world-renowned viticulture. This picturesque village is synonymous with the production of some of the finest wines in the world, making it a pilgrimage site for oenophiles and casual wine enthusiasts alike.
The village's name, which translates to "New Castle of the Pope," harks back to the 14th century when the papacy was relocated to nearby Avignon. The ruins of the castle that once served as a summer residence for the popes still stand, offering visitors a glimpse into the region's storied past and panoramic views of the surrounding vineyards and the Rhône Valley.
Châteauneuf-du-Pape's reputation, however, is primarily built on its exceptional wines. The appellation's unique terroir, characterized by large pebbles known as "galets" that retain heat and release it during the night, contributes to the distinctive quality of the wine. Visitors can tour numerous wineries and cellars, engage in tastings, and learn about the meticulous wine-making process that goes into each bottle.
Beyond the vineyards, the village itself exudes a rustic charm with its stone houses, quaint streets, and local artisan shops. The area's gastronomy complements its wines, with a range of dining options that serve Provencal cuisine made from fresh, local ingredients.
For those interested in expanding their cultural horizons, Châteauneuf-du-Pape is within easy reach of Avignon, a city rich with history and home to the Palais des Papes, one of the largest and most important medieval Gothic buildings in Europe. The region also hosts various festivals and events throughout the year, celebrating everything from wine to art and history.
Nature enthusiasts will appreciate the scenic beauty of the Provencal countryside, ideal for hiking, cycling, or simply enjoying a leisurely picnic among the vineyards. The nearby Mont Ventoux and the Dentelles de Montmirail offer more challenging terrain for adventurous hikers and breathtaking vistas.
In essence, Châteauneuf-du-Pape is a destination that captivates the senses and the soul. It's a place where the legacy of the past is savored in every glass of wine and where the beauty of the present is enjoyed in the tranquility of the Provencal landscape. Whether you're seeking a gastronomic adventure, a historical journey, or a peaceful retreat, Châteauneuf-du-Pape promises an experience that is both enriching and unforgettable.
