This spacious 2,176 sq. ft. home sits on nearly an acre of land, providing the perfect balance of privacy and tranquility while still being close to local attractions. Step inside and experience luxury and comfort, featuring a cozy fireplace, modern furnishings, and an inviting open-concept design. The home boasts one beautifully designed bedroom, complemented by two full bathrooms for added convenience. The primary suite offers a plush queen-size bed, while the living area includes a sofa bed, comfortably accommodating up to four guests. The fully equipped kitchen makes meal preparation effortless, featuring a stovetop, refrigerator, dishwasher, oven, and coffee station. Enjoy your meals in the elegant dining area or take them outside to the private patio with a barbecue grill and incredible forest views. Unwind in the private hot tub, sip coffee on the balcony, or gather around the outdoor fireplace under the starlit sky. The property also includes free WiFi, a flat-screen TV, air conditioning, a washing machine, and ample storage space for a seamless stay. For entertainment, guests can explore the nearby Broken Bow Lake, hiking trails, and local attractions, or even enjoy a night at the casino just a short drive away. You will have full access to the property and the private backyard during your stay. Check-In/Check-Out Check-In: 4:00 PM Check-Out: 11:00 AM NO SMOKING Smoking is not allowed inside the house. Please use designated outdoor areas. PETS Pets are allowed on request; additional charges may apply. Pet Fee is $100 per pet. We are unable to accommodate cats due to the owner’s severe allergy. Appreciate your understanding! Pets must be house-trained and flea-free prior to arrival. Pets may not be left unattended in the home unless safely crated. Guests are responsible for cleaning up after their pets, including outdoor areas. Pets are not allowed on furniture or beds unless guests bring their own protective covers. Excessive noise, including persistent barking, must be avoided to respect neighbors and quiet hours. Any pet-related damages, odors, or excessive cleaning will result in additional charges. Guests must ensure pets do not disturb wildlife or neighboring properties. OCCUPANCY LIMIT Maximum of 4 guests (including children). Please ensure the guest count matches the reservation. QUIET HOURS Please respect quiet hours between 10:00 PM – 7:00 AM to ensure a peaceful stay for all guests. PARTY/EVENTS Parties, events, or gatherings are not permitted. This includes hen, stag, or similar parties. DAMAGES/LOSS Guests are responsible for any damage to the property. Please notify us immediately of any issues or damages during your stay. CLEANLINESS Please leave the property as you found it. Dispose of trash properly and use the provided cleaning supplies for any minor spills. HOT TUB USE Please follow all safety guidelines and usage instructions for the hot tub. Do not leave children unattended. Hot Tub Use: Please avoid using the hot tub immediately after it’s been serviced, as chemical levels are temporarily elevated. We have weekly pool cleanings, this day may fall on your stay and your cooperation will keep the hot tub clean and balanced at all times. Please rinse off any oils, lotions, or substances before entering the spa, as these can affect water quality and cause discoloration. No drinking in the hot tub, please. Be sure to keep the cover on when not in use Any misuse of the hot tub may result in an additional charge for extra maintenance. PARKING Free private parking is available. Please park in designated areas only. QUIET HOURS Keep noise levels to a minimum, especially outside, to respect neighbors. ◦ Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address * Additionally, any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee * We are unable to accommodate cats due to the owner’s severe allergy. Appreciate your understanding! Any of this violation will incur up to $1,000 penalty fee
