The Space: The apartment accommodates up to six guests and features two bright bedrooms with balcony access, three full bathrooms, and a fully equipped kitchenette to make your stay easy and flexible. Its private rooftop is a true highlight—your own exclusive area with a small plunge pool, outdoor dining space, cozy puffs, and a tranquil atmosphere to relax, socialize, or simply enjoy the Tulum sun. Guest Access: As part of the Tuk Tulum complex, you’ll also have access to a beautiful shared rooftop pool with loungers, outdoor shower, and panoramic jungle views. The building includes premium amenities like a gym, spa, paddle court, restaurant, and a vibrant Art Walk showcasing Tulum’s creative spirit. Just minutes from white-sand beaches, cenotes, and ancient ruins, this apartment gives you a luxurious and authentic Tulum experience with the perfect mix of nature, design, and comfort. Interaction with Guests: We are always available to help with everything that you need. Security Deposit For reservations made outside of OTA, OTA, or our website, we require a valid credit card to hold the security deposit. This hold is not a charge and is automatically released upon checkout, provided no damage or violations occur during the stay. The process is secure and is carried out through a specialized platform to protect your data. We will send you instructions once your reservation is confirmed. Other Things to Note: GYM Rates: Day pass 1 day 10usd 3 days 20 usd 7 days 40 usd Monthly payment 50 usd Annuity 399 usd Tulum is a town in the middle of the jungle, please consider that sometimes the power can have outages which could affect the wifi signal or services like water. Also, the mobile signal can be limited in some areas. We provide one towel per person per stay, most of our apartments have washing and drying machines or are located close to a laundry. -KEEP SILENCE: Please keep noise to a minimum from 10:00 p.m. to 8:00 a.m. and respect the neighbors who are workers and families. A $500 USD fine will be charge in case you don’t follow this important rule. -OFFICIAL IDENTIFICATION: By policy, IDs of event guest will be requested prior to arrival. -CHECK OUT: The maximum check-out time is at 10 am. If you need to leave later, you must check availability and obtain authorization. After 12:00 p.m., 60% of the rate will be charged. -CHECK-IN: The check in time is from 3:00 pm onwards, if you want to leave your bags before it is with prior authorization and ONLY to leave bags, if the guest stays before their check in time we will charge them 60% of the nightly rate as they prevent the cleaning staff from doing their job properly. -LATE CHECK OUT: Cleaning is scheduled at checkout time: 11 am. In case of not having an authorized late checkout and decide to do so and not leaving the apartment at this time, a penalty of $500 MXN will be charged in order to reschedule the cleaning, plus the cost of the late checkout. MODIFICATIONS: Changes will only be allowed to increase the number of guests or nights in case we are able to accommodate. Our policy is non-refundable in case of reducing guests or days. -PARKING: its a free parking in the condo -GARBAGE: The garbage trash cans are located at the end of the hall, to your right inside the wood doors. -PROPERTY DAMAGE: The house must be left in the same conditions in which it was found. Any damage to the house must be reported, the amount of the damage will be quoted and must be paid by the guest. In case of not doing it, we will need to use the security deposit to cover the damage. -DECOR. Please do not move, remove or change the furniture and objects, or any other decorations in the room and the house. -SMOKE: The use of cigarettes or any smoke product inside the apartment is strictly prohibited. Violation of this rule will be subject to a penalty of $500 MXN. Smoking only on the balcony and garden. Marihuana is ilegal and will be reported to the authorities. - CONSUMPTION OF ILLICIT SUBSTANCES: The consumption of drugs and narcotics within the house is strictly prohibited. If any illicit activity is reported the authorities will be allowed to enter. -PARTIES OR MEETINGS: It is strictly forbidden to rent the apartment to hold parties or meetings, in case a party or meeting is reported, they will be fined $1,000 USD and will be asked to leave immediately. -VISITS: Meetings or parties inside the property are strictly prohibited. Access is only allowed to the guests included in the reservation, any visit outside these conditions will be taken as a breach of the rules and they will be requested to leave the house, unless prior authorization is requested and authorized. - LOSS OR THEFT: The host is not responsible for any loss or theft within the apartment. Please make sure to take all your belongings when you checkout. -INTERNET: The house has internet. Each guest is responsible for all actions and messages that are carried out during their stay, it is prohibited to download or upload files illegally. - INVENTORY: The apartment is equipped and inventoried with basic things for your use and enjoyment, it is requested that you take care of them since they are for your benefit. Any damage / defect of the same can be replaced and, in case of not doing so, it will have an additional cost that will depend on the value itself. -DOMAIN OF THE PROPERTY: Neither the host, nor the owner of the property, will be responsible for any crime or illicit act committed within the department, avoiding the Extinction of Domain over said property. -CONTACT: For maintenance issues or doubts about lodging, please consider a schedule from 8am to 10pm. After 10pm write or call only in case of emergency. -SAME DAY BOOKINGS: We would love to welcome guests who book our house the same day of their arrival, but please be aware that your check-in may be a bit delayed (to as late as 7 pm) as we rush to prepare the unit for your arrival. Guests who book more than 24 hours in advance will be able to check-in by 4 pm. CONSUMABLES: We provide all of our guests a starter kit of consumables such as toilet paper, paper towels, laundry soap, etc. Unlike hotels with daily housekeeping services, we are not able to restock the consumables beyond the items offered in the starter kit during a stay. All of our properties are located close to many major stores so please feel free to purchase any additional consumables that you think you might need during your stay beyond what’s included in the starter kit.. Remember to turn off the air conditioning when you are not at home. You have 20kw per night included, the cost of extra kw is $6 pesos. Note: At the moment there is a construction across the street from the complex, so there may be noise during working hours.
