Kitchen:
The spacious kitchen has a walk-in pantry and features all stainless-steel appliances: dual ovens, fridge, microwave, gas stove, dishwasher, electric kettle, toaster, blender, crockpot. Plus, a Keurig Coffee Machine and traditional drip coffee maker (ground beans) for Coffee lovers.
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring cups and more. We also provide a spice rack, salt and pepper.
The step-down Wet Bar offers incredible views of the lake, has its own fridge, and Key West Margaritaville Blender.
Bathrooms:
The bathrooms are stocked with towels, shampoo, conditioner and liquid body wash. There is also a fully equipped laundry room with washer, dryer, ironing board and iron.
House Supplies:
Home is stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, laundry pods.
RULES:
-NO swimming or boating on the lake.
-NO AMPLIFIED MUSIC AT ANY TIME.
-QUIET HOURS 10pm - 8:00am. NO MUSIC OR ACTIVITIES THAT CREATE Noise.
-Community Facilities - such as community pool and are for full-time residents and long-term residents only
Terra Lago HOA Parking Rules:
-NO street parking after 6 pm.
- All guests’ vehicles must be Safe-listed for the duration of their stay if they are parking on the street (notify manager).
- All available driveway parking must be filled before street parking is permitted.
-NO RV, Truck RV conversion, Large Passenger Vans and/or type of Recreational Vehicles are allowed (can be parked in front of the security gate)
Failure is a result of a monetary fine. $750 per citation will be billed to quests’ account.
NOTE: Please do not have any packages mailed to the home. We do not have access to the owners’ mailboxes. We cannot be held responsible for any packages that arrive at home.
*Please note - check-in instructions are sent 48 hours prior to your arrival.
POOL|SPA:
Pool: $100/daily fee to 84 degrees. (More heat is an additional fee).
Spa only: $35/daily fee to 102 degrees.
SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL.
Gas prices are at an all-time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let us know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on the outside temperature. The pool fee cannot be refunded unless the heating issue is due to a problem with equipment.
**Pool heating is not needed in summer months. Pool heating is available all year and is usually recommended mid-September to mid-June.
PET(s) Policy.
- Please let us know if you are going to be accompanied by a service dog.
Service dogs up to 20 Lb are welcome. We allow for up to two pets at the property for a fee of $150 per pet & $500 refundable pet damage deposit added to your reservation and you will also still be responsible for any damage the service animal does during the duration of the stay.
Guests must comply with these requirements:
-Pets are NOT permitted in the pool/spa at any time
-Pets are NOT allowed in the bedrooms
-Pets are NOT allowed on the beds or on furniture
-Pets cannot be left unattended on the property
-Please clean after pets appropriately
-Please note, if any extra cleaning after pets will be required, $50 per/hour will be deducted from the damage deposit.
Pets must NOT be allowed in a public space without being harnessed, leashed, or tethered and not under the guest’s control.
This also goes for any guests that you may have over that brings a service animal. Penal code 367.5 will be enforced.
EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:
If you need special accommodation with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75, payment must be provided upon request, otherwise, the request will not be valid. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours or can bring in extra staff to expedite cleaning substantially, we will gladly accommodate a $75 fee and move our cleaning crew to a later schedule or help you extend it for the day or night at a special rate. All late check out requests need to be submitted before 8:30pm the evening prior to check out
CHECKOUT DUTIES:
If you could kindly start a load of pool towels and a load of white towels in the washing machines, put your trash in the trash bins outside and start the dishwasher. Thank you so much.
CHILD TRAVEL ITEMS: Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide pack and play and highchairs complimentary for our little guests with a 24-hour notice in advance at minimum prior to your check in date. For any other items such as strollers, car seats, children’s toys or anything along those lines, we have partnered with a local vendor that can be of assistance, and to please reach out to our team for details. Please note: Fees will apply for those items that would be payable directly to the vendor.

FESTIVALS: Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with a discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.
Guests will have full access to Home, garage, backyard and Pool/spa EXCEPT the master closet and hall closet.

Please note that we have surveillance cameras on the property. These cameras are all located on the exterior of the house only, not in private areas.
On the kitchen counter, you’ll find a tri-fold folder with all the community rules, house rules, check-in instructions, emergency numbers, Wi-Fi info. It is your responsibility to inform your guests of these rules and make sure they comply regardless of if they are day/overnight guests of yours.
CHECK-IN TIME and CHECK-OUT TIME:
The standard check-in time is 3:00 PM on every reservation. Check out time 10 am. An additional charge will be added for any non-approved late check-outs ($50 per hour). It can be flexible if you ask ahead of time.
LATE DEPARTURE WITHOUT APPROVAL: If you have not vacated the premises by 10:00 am without prior approval for a later check-out time, you will be charged $50 per hour.
Maximum Occupancy:
The maximum number of guests allowable to stay at the property after 10 pm is limited to 12 people per the City of Indio municipal code, failure to comply can result in fines $1000+, eviction and loss of rental license.
PARKING: There is no street parking allowed after 6 pm but additional parking is available in front of the 24-hour security gate. There is parking for about 2 cars in the driveway and 1 space in the garage. All cars must first utilize the garage and driveway. During the daytime street parking should NOT be double parking, blocking the sidewalk, parking in the wrong direction.

NO SMOKING POLICY: All our properties are non-smoking. There will be an extra cleaning fee if this rule is broken up to $2500. Smoking is permitted outside only with doors and windows all closed.
DAMAGE DEPOSIT: $800 - The guest doesn’t pay the deposit when they make the reservation. Instead, the guest will be charged if a host makes a claim on their security deposit.
*Damage to the property, items in or around property grounds and or furnishings;
*Dirt or other mess requiring extra cleaning; or extra cleaning due to extra guests, and or cleaning, item(s) replacement do to pet(s) or pet damage $50 p/h;
*Any other cost incurred by Homeowner due to Guest’s stay;

*Having more guests than listed on the rental agreement;

TRASH: Bag all your trash and place it in the trash bins located behind the gate on the side. For your convenience, plastic trash bag liners are in the pantry. Please do not put boxes in the bins as they take up too much space, instead place them aside. Trash pickup day is every Tuesday morning. Roll-out service is available for guests’ convenience.
NOISE DISTURBANCES: Please be respectful of all neighbors. Noise travels easily in the mountains and we require that our guests be respectful of the full-time residents that live nearby. Quiet time is from 10:00 pm - 8:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise. If the noise continues you may be asked to vacate the property without any refund. Failure is a result of a monetary fine. $750 per citation will be billed to quests’ account.
WEATHER CONDITIONS: Guests are responsible for checking driving and weather forecasts in preparation for desert conditions at various times of the year, including, but not limited to fog, wind, rain, storms, etc. We do not refund due to weather conditions, road closures, driver’s abilities or vehicle limitations.
PERSONAL BELONGINGS: We are not responsible for any personal belongings left behind no matter what the value. If you leave something behind, we will not ship it to you unless you provide a label and mailing instructions along with providing insurance on any item that you want to be shipped back. We are not responsible for any item we ship to you that does not make it to its destination. The fee for shipping an item to you even if you provide a label is $50. Any item over 5lbs will have to be picked up by you personally.
THEFT OR DAMAGE: In the event of theft from or damage to the property caused during my stay, I authorize the owners upon inspection to notify me and charge my credit card for up to $5,000 to cover repair or replacement of property.
Check-out instructions: During the following festivals: (Coachella, Stagecoach, Desert Trip) the cleaning fee is $395, and the damage deposit is $1900. NO SUBLEASING!
DIRTY LINENS: Please gather all your towels and place them in the laundry and start a load if you can before leaving. We would appreciate it.
BEDS: Do not make the beds, leave all beds as is.
KITCHEN: Please do not leave dirty dishes in the sink or on the counter. Please rinse off the dishes, place them in the dishwasher and start it.
DOORS/WINDOWS: Please make sure all doors are locked before leaving.
THERMOSTAT: Please leave both thermostats set to 80 before your check-out.
Outdoor Heater: Outdoor heaters are available to rent for $75/heater which includes 1 can of propane. Please reach out if interested.
Please Note: All fines or penalties incurred during your stay are the sole responsibility of the guest.
RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys’ fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or their facilities.
The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not be responsible for shipping them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
