A private path, just a 2-minute walk, leads down past a picturesque waterside pergola and picnic area to the water’s edge. Here, guests can enjoy a private swimming area and a jetty where small boats (up to 11 meters) can dock. A flat area with chairs, umbrellas, and a ladder provides easy access to the sea, while a small natural seawater pond serves as a delightful play area for children.
For added convenience, two electric golf carts and SUP paddleboards are available for guests’ enjoyment. The garden is beautifully landscaped with mature trees and fragrant flowering shrubs, creating a serene atmosphere.
On the lower level, the pool area boasts a spacious terrace, a charming pavilion, an open-air shower, and a separate bathroom/changing room. Deckchairs, umbrellas, and comfortable poolside bean bags are available to ensure relaxation by the water.
The pool area is completed with a large, fully equipped outdoor kitchen and dining area for up to 14 guests, along with a bar and belvedere with eight stools. Additional amenities include ceiling fans, a professional-grade BBQ (with a built-in Napoleon grill), an ice maker, a wine cooler, a refrigerator, and a wood-burning pizza oven—perfect for Italian nights or family gatherings with children.
The villa is built in Mediterranean style, mainly all on one level, with most rooms offering sea views and opening onto the front terraces. There are also two additional rooms near the pool area.
The entrance drive leads to a large, open living room with a wooden ceiling, opening to both the rear garden and the front terrace. The living room is equipped with a TV, Satellite, DVD player, music system, and WiFi. The kitchen and bar area are also part of the living space.
To the right of the living room is the Master bedroom with a bed size of 200x190 (which can be made into twins). The room opens onto a private patio next to the main living room terrace. The room has A/C, a fan, good closet space, and an en-suite shower room.
To the left of the open living room, past the kitchen, is a corridor with a WC. There are five additional bedrooms arranged as follows:
The first bedroom has a bed size of 200x180 (which can be made into twins). It has French doors leading to a terrace connected with the main living room terrace, a shower room, A/C, and a ceiling fan.
The second bedroom has a bed size of 200x200 (which can be made into twins). It also has French doors leading to a terrace connected with the main living room terrace, a shower room, A/C, and a ceiling fan.
The third bedroom has a bed size of 200x180 (which can be made into twins). It opens to a private patio facing the rear of the house and includes a shower room, A/C, and a ceiling fan.
The fourth bedroom has a bed size of 200x200 (which can be made into twins). It has a window facing the terrace connected with the main living room terrace and includes a shower room, A/C, and a ceiling fan.
The fifth bedroom, considered the second master bedroom, has a bed size of 200x200 (which can be made into twins). It has French doors to a terrace, a small private area before connecting with the main living room terrace, and an en-suite shower room with two shower heads, Smart TV, A/C, and a ceiling fan.
Located next to the pool, the last two bedrooms form an apartment, ideal for a family. The apartment features a small corridor with a tea/coffee machine and a fridge. The two rooms are located on either side of the corridor.

The second bedroom has two large single beds arranged in an L-shape frame. It opens to the pool area and includes A/C, a ceiling fan, and insect screens. The two bedrooms share a shower room.
The villa has a live-in couple who take care of the house. The wife speaks English, Greek, and Russian, while the husband speaks Greek, Russian, and understands English. They are responsible for the upkeep of the property and also cook breakfast and one meal per day. A second meal per day can be arranged upon request. Additionally, the couple is assisted by a full-time daily cleaner who speaks English and a gardener. For larger groups, if needed, extra help can be employed at an additional cost.
