The space Welcome to ’Decked Out!’ Situated literally right across from Camp WaterColor, this location truly cannot be beat!! As you first arrive, step onto the inviting front porch, where a cozy porch swing offers the perfect spot to relax with a book or your morning coffee. Inside, the bright and airy living room (with a Queen-sized sleeper sofa) is perfect for relaxing or entertaining, with a cozy reading area right behind the sofa. This area flows seamlessly into the dining room and fully-equipped open-concept kitchen, complete with stainless steel appliances and island seating for three. The kitchen leads out to a lovely screened-in side porch with an outdoor dining table. Step out from this porch to the BBQ grill, perfect for grilling up a delicious meal. Another screened-in porch is accessible from the living room and dining room, complete with comfortable outdoor seating. Also on the first floor is a guest bedroom featuring a Queen-size bed, access to the front porch, and an en-suite bathroom with a glass shower. Moving up to the second floor, you’ll find the other 3 bedrooms along with the laundry room. The spacious master bedroom features a King bed, a large private balcony with a porch swing, and a luxurious en-suite bathroom with dual vanities, a glass shower, and a separate soaking tub. Down the hall, there’s a Queen bedroom and en-suite bathroom with a shower/tub combination, as well as a bunk room with Twin-over-Full bunk beds and an en-suite bathroom with a shower/tub combination. Directly across from Camp WaterColor, this house is in an ultra-prime location (you may not even use your car once)! It is also an easy LSV/Golf Cart or bike ride to Publix, the sports fields, playground, and WaterColor’s trail system - great for biking, walking, and hiking! There is parking for 2 cars in the driveway and parking pads throughout the community if needed. This house comes with a maximum of 12 wristbands, which per the WaterColor HOA limits the number we accommodate even if there are sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number. SLEEPING ARRANGEMENTS (Sleeps 12 Guests): FIRST FLOOR -Living Room with Queen-sized sleeper sofa -Dining Room -Kitchen -Bedroom 1: Queen bed, porch access, en-suite bathroom with glass shower (bathroom also accessible from the hallway) SECOND FLOOR -Washer/Dryer -Bedroom 2 (Master): King bed, balcony access, en-suite bathroom with dual vanities, glass shower, + separate soaking tub -Bedroom 3: Queen bed, en-suite bathroom with shower/tub combination -Bedroom 4: Bunk room with one set of Twin-over-Full bunks, balcony access, en-suite bathroom with shower/tub combination There is also a pack n’ play and air mattress provided at the home for guests’ use! Guest access The WaterColor community is so desirable due to its exceptional community amenities. Guests will have inclusive access to the gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community. Camp WaterColor is literally steps from the home, making it a dream to not have to worry about parking! The Beach Club is about a 5 minute LSV/Golf Cart ride. The ultra desirable location of this home cannot be beat especially for families!!! Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children’s area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground. The WaterColor Beach Club features a huge main pool and lounge area, an ’adults only’ pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf! These accesses are included in the nightly rate and are no additional charge to the guests. Other things to note -Beach chairs through WaterColor Beach Club should be reserved in advance. -In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration. -Check in is 4:00 PM & check out is 10:00 AM. These times are strict and late check out may be subject to another day’s rental fees. -Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay. -Smoking is prohibited. -All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian. -Please note that guests will need to sign a waiver for usage of the LSV. A $500 refundable hold is also collected and returned at check-out, provided there is no damage. -The LSV/Golf Cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/Golf Cart battery dying because of the renters not charging it will be charged to the renters. -Damage that occurs will be collected from the renters. -Property Manager can not be held liable for any damage or injury to any persons caused by bikes, LSV/Golf Cart, or other amenities provided to guests.
