Rivertop Hideaway is a wonderful family mountain home sitting on over 30 acres with BIG views of the Fresno River, the River Creek Golf Course, and the surrounding Sierra Nevada Mountains! With 4 bedrooms, 3.5 bathrooms, and nearly 3,000 square feet, this home is more than capable of hosting you and your extended family in a place that really feels like "home"!

Bedroom #3- One King Bed and One Queen Bed (sleeps 4)

The 3rd full bathroom is located on this level and in a common area
Kindly note that due to Workers’ Comp restrictions, housekeeping cannot make up the top bunk bed prior to arrival, but will absolutely leave out fresh sheets, blankets, and pillows for them!
The Game Room entrance is just 20 feet or so from the front door, and is not connected internally to the rest of the home. The Game Room has its own mini split heating/AC system for your comfort.
The home is located approximately 21 miles from the south entrance of Yosemite, and only 5 miles from downtown Oakhurst where there are grocery markets, restaurants, pharmacies, gift shops, and more!
This property IS dog friendly! Kindly note that we do have a two dog maximum. In addition, due to county ordinances, all dogs must be leashed when outside.
Rental Agreement- Immediately after booking, the rental agreement displayed at checkout will be sent to you via text and email for E-signing. Kindly E-sign this within 48 hours to finalize your reservation. You will also need to upload a photo of the ID associated with the credit card on file. This is solely for fraud protection purposes. E-signing allows you to go straight to the property upon your arrival, instead of coming to our office to sign and get a key!

Yosemite National Park, like many others across the United States, has implemented a reservation system in recent years to manage visitor numbers effectively. We highly recommend that visitors planning a trip to Yosemite stay informed by regularly checking the National Parks websites and affiliated sources for any updates regarding the reservation system. While we strive to provide our guests with an exceptional experience, it’s important to note that access to Yosemite or nearby attractions cannot be guaranteed, especially during peak seasons. By staying informed and flexible, visitors can better navigate their travel plans and make the most out of their trip to this beautiful region.
The kitchen is stocked with pots, pans, cookware, cups, silverware, and more! Our housekeeping team leaves out salt, pepper, and a can of cooking spray. Friends, family, and other guests sometimes leave spices, aluminum foil or ziploc bags at the home. You are most welcome to use any of these items, but if something is particularly crucial to the success of your meals, we do recommend bringing it along with you.
Our vacation homes are some of the few in the Yosemite area to use professionally laundered linens. All linens are professionally serviced for each and every reservation. The linens are washed in commercial grade washers with stronger hypoallergenic detergent than you would find in a residential washer. All linens are then pressed with an iron at 300° F, vs. a standard home dryer that only reaches 160°. You are not likely to find this level of service in other vacation homes in our area.
Please note this property is nestled in the breathtaking Sierra Nevada Mountain Range, offering a serene escape into nature. However, being in such a pristine environment means that you may occasionally encounter some of nature’s residents, such as ants, spiders, insects, mice, and cobwebs. We take every precaution, including regularly scheduled professional pest control to minimize these occurrences, but they are a natural part of the mountain experience and may get past our defenses from time to time. If you do notice any of this during your stay, please let us know so we can promptly address them and ensure your comfort.
While it would be difficult to do so since the home is on 30 acres, please do not trespass on the neighboring properties. We appreciate you respecting the local neighborhood!
There is enough parking for up to 6 cars at this property. We thank you for not exceeding the maximum parking limit. Many of the local roads are privately owned and privately maintained. Please be mindful to obey speed laws and drive slowly in residential neighborhoods!
Early check-ins are often difficult for our team to accommodate. If you would like to check in early, please reach out to us after 2PM on the day of your arrival so we can check with our team. If you need guaranteed early check in, we recommend booking the night before your arrival so that you may check in as early as you wish. For checkout, most vacation homes have a 10AM check out in our area. We provide an 11AM checkout, and unfortunately can rarely offer a later checkout.
Occupancy- Maximum occupancy of 16
Security Cameras- There are multiple security cameras on the property. Please note, no cameras face the house to ensure your privacy
Chains- California Highway Patrol and the National Park Service may require chains in wintery/snowy/icy conditions. Please ensure you are bringing a vehicle and necessary equipment capable of navigating in these conditions.
No Smoking- The Smoke Remediation Fee will be a minimum of $500 for smoking in the house and could be higher depending on the extent of the damage.
Insurance- Travel Insurance is provided as an option during the checkout process. Please note that as hosts, we cannot protect your trip from flight delays, illnesses, weather, job loss, or other circumstances that may prevent you from making your trip. We truly wish we could! We STRONGLY suggest purchasing some type of Travel Insurance so that you may protect your vacation investment from unforeseen circumstances that may prevent you from making your trip. It’s a nominal cost that can absolutely pay off!
Mail- Due to locked neighborhood mailboxes, we ask you not mail anything to the property. You are most welcome to mail items to our office (Property Manager) in Oakhurst. Please reach out to us to make arrangements.
Calling Us - After booking, you are always welcome to call us at our main phone number, 24/7. That number does not receive text messages, but you will receive a text from us after booking and you can respond to that text thread any time you like. We check text messages regularly during the day and early evening.
Internet- Peer-to-peer (for example bit torrent) and downloads of copyrighted and illegal material are strictly forbidden by United States law and our internet provider actively monitors these activities. Guests are fully responsible for any illegal uploading or downloading of content and for other illegal activities. By agreeing to the House Rules, you agree to not perform any illegal activities using the home`s internet connection. Any copyright infringement by any guest is subject to release of guest’s information to the copyright holder.
Simple Checkout Instructions-
1. Check out time is 11:00am, not 10am like most vacation homes up here!
2. Please do not wash any sheets or towels. They’re professionally serviced off-site.
3. If you have time to start the dishwasher, that would be very helpful. Thank you!
4. Kindly throw your garbage in the large green dumpster, down the driveway extension behind the shed! It really helps us keep the critters away!
5. Most importantly, please return any furniture you may have moved during your stay.
