Payment & Cancellation - 30 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 30 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 30 days before arrival: 100% refund.

  • - All guests staying at an 850 Vacation Rentals by Portoro (Portoro Homes) are required to sign (esignature) a rental agreement and complete identity registration.
  • - Age restrictions apply. Reservation holder must be 25 years of age.
  • - All guests must be included on the guest list and not exceed the maximum number stated on the listing.
  • - Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to 850 Vacation Rentals by Portoro directly.
  • - Known damages incurred during your stay must be reported to the property manager immediately.
  • - Before check in, we will send you detailed directions to ensure a seamless arrival.
  • - Check-in time is 4:00 p.m. Check-out time is 10:00 a.m.
  • - We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
  • - Some home have cameras for external monitoring only.
  • - In the State of Florida and in Walton, Okaloosa, and Bay Counties, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
  • - There is no guard around the pool. - Use at your own risk.
  • - This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.
  • - Animals/Pets -- Dogs Only, Guidelines and Fee*
  • Animals/pets must be disclosed prior to reservation arrival date. Only dogs are permitted in “Pet-Friendly” Property listings. Allowed number of dogs will be expressly stated in the listing and a $150.00 fee per animal/pet is required. Animals/pets are not permitted anywhere on the premises unless prior approval is obtained. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property.
  • -- Commanders Palace allows for a maximum of 4 dogs at $150.00 per dog per stay.
  • - Golf Cart Guidelines and Fee
  • You may request to reserve a Golf Cart for your reservation prior to your reservation check-in date. A nightly fee of $90.00/night will apply and be added to your reservation. You agree to sign a waiver regarding the use and liability of your reserved Golf Cart which will be issued to you by esignature document prior to the processing of the applicable fee. The reservation of a Golf Cart is for the extent of your reservation dates, and cannot be booked for individual nights.
  • - Pool Heat Guidelines and Fee
  • If the Property includes an on-site pool that offers optional heating, for reservation dates during the months of April through September is complimentary. You may request that the pool be heated for the duration of your reservation dates at an additional nightly fee of $75.00, for reservation dates during the months of October through March.
  • - Events/Weddings and Parties -- Guidelines and Fee
  • 850 Vacation Rentals by Portoro properties may not be used for any unauthorized and unregistered events, weddings, and/or parties. A gathering may be defined as a party herein if (a) the number of guests on the property exceeds the maximum allowed guest count, (b) the noise level rises beyond what is reasonably dependent on the neighborhood and time of day, if specific Property noise information is not provided then quiet hours are enforced from 10:00 pm to 8:00 am, (c) there is a violation of local regulations or HOA bylaws, or (d) the actions of Guests are disruptive to neighbors. You must request a pre-approval event agreement from 850 Vacation Rentals by Portoro upon booking should you wish to host a large gathering, wedding or event on the property. An event fee of $500.00 - $1,500.00 at the discretion of 850 Vacation Rentals by Portoro. You are responsible for any and all required permits, licenses, insurances, and other event requirements from HOAS or local governments should an event be approved by 850 Vacation Rentals by Portoro. Non-compliance of these rules and regulations may result in immediate eviction with no return of any and all payments made.
  • *Service Animals: 850 Vacation Rentals by Portoro is committed to providing reasonable accommodation to protect the rights of guests with disabilities to bring service animals (excludes emotional support animals) under the terms of The Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of the Americans with Disabilities Act. If you need a service animal to ease the symptoms of a disability (as defined under the above Acts), and have the Animal/Pet Fee waived, submit a request in writing to 850 Vacation Rentals by Portoro and include whether or not the service animal is required because of a disability as well as what work or task the service animal has been trained to perform.
