Designed for extended coastal stays of 31 nights or more, this inviting 2BR/2.5BA Newport Beach residence offers a comfortable and private retreat just one home from the oceanfront. Ideally located between the piers and within proximity to both the Pacific Ocean and Newport Harbor, this home combines convenience, space, and a relaxed beachside atmosphere. OUTDOOR SPACES: A small third-level balcony offers bistro seating for two along with a gas BBQ grill, providing a private space to relax and enjoy the coastal surroundings. BEDROOMS: - Primary Bedroom (Ground Floor): King-size bed, flatscreen TV, walk-in closet, en-suite bathroom - Guest Bedroom (Second Floor): King-size bed, flat screen TV, closet, en-suite bathroom BATHROOMS: - Primary En-suite Bathroom (Ground Floor): Combination shower/tub - Guest En-suite Bathroom (Second Floor): Combination shower/tub - Half-Bathroom (Second Floor): Powder room LIVING, DINING, & KITCHEN: The second floor features an open-concept living and dining space with a sofa and additional seating, along with a TV positioned above the fireplace. The dining area includes a table with seating for five, creating a comfortable setting for meals and gatherings. Located on the second floor, the kitchen is fully stocked with dishes, utensils, cookware, and bakeware and features a bright coastal design with stainless steel appliances. A center island with barstool seating for two provides additional prep and dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. YOUR STAY ALSO INCLUDES: - Wi-Fi - 4 low-profile beach chairs - Hair dryer, iron, and ironing board - Heating - Ceiling fans HOME FEATURES: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Fans are provided for your comfort. Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office. Laundry: A washer and dryer are located inside the residence, with complimentary laundry supplies provided. Parking: Two tandem parking spaces are provided, including one garage space and one carport space on the right side of the property. Extended Stay: For extended stays of 31 nights or more only. YOUR SPACE: Guests will have private and exclusive access to the entire residence, including all interior spaces and the private balcony. Please Note: The front patio may be used as an easement solely for access to the beach and boardwalk. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested. NEWPORT BEACH REGULATIONS: This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund. BEFORE YOU ARRIVE: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Property Manager at very reasonable rates. Large ice chests, wagons, Pack’ N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information. Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older. Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
