Masseria Oliveta is a beautifully crafted property set within five acres of centuries-old olive groves in the heart of Salento. Built using traditional Pietra Leccese and renovated in 2020 by a Lecce-based architect, the villa offers a harmonious blend of historical elegance and modern comfort. The interiors feature arched passageways, vaulted ceilings, and stylish furnishings. The main residence includes four bedrooms (three with en-suite bathrooms and one shared), an open-plan kitchen with modern appliances, a dining area with fireplace, and a cozy living room. A fifth bedroom is located in a charming independent guest unit, styled after a traditional pajara. Payment & Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.

- The Masseria is closed in January and February. In November, December, and March: open upon request.
- During Mid and Low Seasons: stays of 5 nights are available upon request and subject to owner approval. Please feel free to enquire. Arrivals are welcome on any day of the week.
- Refundable security deposit: €2000, plus an additional €2000 if clients wish to use the electric pool cover - to be paid with the balance to the owner’s bank account.
- INCLUDED IN THE PRICE
- The villa is rented on a self-catering basis.
- - Meet & Greet
- - Welcome basket and an initial provision of basic supplies (not refilled during the stay) such as condiments, coffee/tea, toilet paper, household products, water, hand soap.
- - Vanity set starter kit
- - Daily housekeeping, Monday to Friday for 3 hours. Monday to Saturday for 3 hours, with change of linen on Saturdays, for stays longer than 7 nights.
- - Gardener and pool maintenance

- NOT INCLUDED IN THE PRICE
- - Pool heating: €500/week. (Please note: heating in low/middle season may reach a max of 25 degrees Celsius, depending on weather).
- Pool dates: 1 May – October 31 (subject to weather conditions)
- - Tourist Tax: €0.8 per person (12 years old and above) per night. To be paid on site, in cash.
- SPECIAL NOTES
- No pets; No smoking; No parties without prior consent.
- Check-in: 4.00pm till 8.30pm // Check-out: 10.00am.
- Check-in after 8.30pm €50.
- Check-out before 8.00am €50.
- If Concierge has not been informed of any delay/late arrival, Guests will be charged €25 for every hour of waiting.

- Departure between 08:00 and 10:00
