This showstopping coastal retreat is one of the area’s largest and most impressive vacation homes, located just seven houses off the beach with your own private beach access—no streets to cross, no crowds to navigate, just a quick stroll to the shoreline.
Spread out over three stunning stories and more than 5,000 square feet of designer interiors, Atlantis was built for gathering, celebrating, and relaxing in style. With six king master suites—each with its own private en-suite bath—and two custom bunk rooms, there’s room for up to 24 guests to stay comfortably. Whether you’re traveling with multiple families or bringing the whole crew together for a special occasion, this home offers the space and amenities to make your trip effortless and unforgettable.
Start your mornings with sunrise coffee on one of the beach-view balconies and end your evenings soaking in the cascading waterfall hot tub under the stars. The palm-lined backyard is your own private resort, featuring one of the largest heated saltwater pools in Miramar Beach, an outdoor kitchen with a built-in grill, and plenty of lounge seating for sun-soaked days by the water.

From custom-built furniture and porcelain tile floors to granite countertops and oversized smart TVs in every room (nine total!), Atlantis combines the elegance of a boutique resort with the comfort of a well-loved home. You’ll find two fully equipped kitchens, ice makers, mini fridges, and even a Rinnai for endless hot water—perfect for big groups after long beach days.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

- A golf cart is available at the property for guest use by our 3rd party rental partner, Destin Florida Golf Cart Rentals, LLC. You agree to complete a waiver document regarding the use and liability of the golf cart which will be completed with Destin Florida Golf Cart Rentals, LLC provided by QR code listed at the property and in your check-in details, prior to the release of the cart access activation code.
You’ll find that Miramar Beach is easily walkable with access to dining, shopping, and nightlife entertainment. Guests have access to several beaches in the region! Bikes/Cycling or taking public transportation are alternate options (Major corridors in close proximity to South Walton include: I-65, I-55, I-10, and US Hwy 331). While you may be traveling by your/rental vehicle, if you need additional transportation or nearest airport information, we have you covered!

Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at an 850 Vacation Rentals by Portoro (Portoro Homes) are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don’t hesitate to reach out to 850 Vacation Rentals by Portoro.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 10:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Parking: Information about parking will be noted in the check-in instructions received by the Guest prior to arrival.
- Some homes have cameras for external monitoring only.
- HOTEL TAX COLLECTION: In the State of Florida and in Walton, Okaloosa, and Bay Counties, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

- Animals/Pets -- Dogs Only, Guidelines and Fee*
Animals/pets must be disclosed prior to reservation arrival date. Only dogs are permitted in “Pet-Friendly” Property listings. Allowed number of dogs will be expressly stated in the listing and a $150.00 fee per animal/pet is required. Animals/pets are not permitted anywhere on the premises unless prior approval is obtained. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property.

*Service Animals: 850 Vacation Rentals by Portoro is committed to providing reasonable accommodation to protect the rights of guests with disabilities to bring service animals (excludes emotional support animals) under the terms of The Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of the Americans with Disabilities Act. If you need a service animal to ease the symptoms of a disability (as defined under the above Acts), and have the Animal/Pet Fee waived, submit a request in writing to 850 Vacation Rentals by Portoro and include whether or not the service animal is required because of a disability as well as what work or task the service animal has been trained to perform. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property.
- Pool Heat Guidelines and Fee
Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk.
- If the Property includes an on-site pool that offers optional heating, you may request that the pool be heated for the duration of your reservation dates at an additional nightly fee of $75.00.
- Please note: Pool heat is seasonal and only available for request October - May.
- Events/Weddings and Parties -- Guidelines and Fee
850 Vacation Rentals by Portoro properties may not be used for any unauthorized and unregistered events, weddings, and/or parties. A gathering may be defined as a party herein if (a) the number of guests on the property exceeds the maximum allowed guest count, (b) the noise level rises beyond what is reasonably dependent on the neighborhood and time of day, if specific Property noise information is not provided then quiet hours are enforced from 10:00 pm to 8:00 am, (c) there is a violation of local regulations or HOA bylaws, or (d) the actions of Guests are disruptive to neighbors. You must request a pre-approval event agreement from 850 Vacation Rentals by Portoro upon booking should you wish to host a large gathering, wedding or event on the property. An event fee of $500.00 - $1,500.00 at the discretion of 850 Vacation Rentals by Portoro. You are responsible for any and all required permits, licenses, insurances, and other event requirements from HOAS or local governments should an event be approved by 850 Vacation Rentals by Portoro. Non-compliance of these rules and regulations may result in immediate eviction with no return of any and all payments made.
Weather/Travel: Guest booking in seasons when weather conditions may affect their decision to travel understand they are choosing to do so in full knowledge of the season and agree that last minute requests to cancel or attempts to change stay/reservation dates in these seasons are not honored and no refund or reimbursement applies. 850 Vacation Rentals by Portoro encourages guests to consider available 3rd party travel insurance options for their stays if this is a concern.
