Guests will have access to the entire house, excluding a locked owner’s closet, supply room, and machine/laundry room. For winter stays, we recommend a 4x4 vehicle to navigate potentially slick or snowy roads.
Important Note: Exploring the waterfall and swimming in the creek is at guests’ own risk. Please exercise caution near any body of water on or near the property.
The Catskills Waterfall House is conveniently located just a short drive from Hunter and Tannersville, where you can explore local shops, restaurants, and cultural events throughout the year. There is limited public transportation and car services near the house so we strongly recommend bringing or renting a car.
The neighborhood surrounding The Catskills Waterfall House is all about immersing yourself in nature and tranquility. While the property itself offers unparalleled privacy and direct access to the forest and waterfall, the area is ideal for outdoor enthusiasts. You can explore nearby hiking trails, enjoy scenic drives, or simply take in the beauty of the protected national forest that surrounds the home.
We offer convenient door codes for self-check-in. Property Manager Homes uses convenient keyless entry for self check-in, details provided 2 weeks (or less) prior to arrival by email and text message.
• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.
Exploring Hunter and the surrounding Catskills by car is not just convenient—it’s part of the adventure. Well-maintained mountain roads make it easy to travel between ski slopes, hiking trails, and the friendly villages that dot the region. With little traffic and plenty of free parking, you can focus on taking in the dramatic scenery and making spontaneous stops at local cafés or scenic viewpoints.

- All guests staying at a Property Manager Homes are required to sign (esignature) a rental agreement and complete identity registration.

- No Parties or Events. - Quiet Hours observed, 10:00pm - 8:00am.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don’t hesitate to reach out to Property Manager Homes directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts, fee typically applies. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only.
- Some homes have pools and hot tubs. There is no guard around the water features. - Use at your own risk.
- Wildlife in the Catskills - we are situated in the middle of the most beautiful areas of the Catskills and nature abounds! You will likely see wildlife during your stay. You may see deer, turkeys, groundhogs, foxes, etc. Please note that we are in bear country. It is very important to discard of all garbage in the secure bear-proof bin (warmer months) or garbage can (winter). -- For homes that include/offer BBQs, all food items should be brought inside and BBQs scraped clean after use to avoid having unwanted visitors. Bears are generally very timid but they make a terrible mess!
- The house is regularly treated for pests but being that we are in the country, it would not be unusual to have an insect or mouse make an appearance inside.
- In the State of New York, and Greene County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- Please do not move any furniture or decor from their original location.
- No photoshoots allowed inside or outside of the home.
- This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host.
