Welcome to the Lazy River Ranch, a secluded 72-acre retreat in the heart of Texas Hill Country, just 7 miles from downtown Boerne and under an hour from San Antonio. This expansive property offers a luxurious main house, a charming guest house, and a unique pool house, all designed for an unforgettable stay. Lazy River Ranch comfortably sleeps up to 26 guests with accommodations that include seven king beds, four queen beds, two twin beds, and a sofa bed.

Main House
The Main House offers over 5,000 sq. ft. of refined living space, featuring five generously sized bedrooms and five full bathrooms. With multiple living areas and soaring ceilings, the home blends comfort, functionality, and sophistication. The gourmet kitchen boasts modern appliances and custom cabinetry, making it ideal for preparing meals for family and friends. Accommodations include two primary suites, each with a king bed, two additional bedrooms with king beds, a trundle room with two trundles (each featuring a queen on top and a twin on the bottom), and a loft with a sleeper sofa. The main home accommodates up to 16 guests.
Please note: The sunroom offers great views, but due to its glass design, it may get warm during the day and won’t hold a consistent temperature. Keep the doors closed as much as possible to retain the inside temperature.
Guest House
Overlooking a scenic canyon with year-round live water springs, the Guest House features three bedrooms, two bathrooms, and nearly 1,800 sq. ft. of recently renovated space. Rustic charm meets modern comfort, making it an ideal retreat. This home has two kings in separate bedrooms and a queen bunk bed, for a total of four beds that can accommodate up to eight guests.
Pool House
The Pool House is a cozy one-bedroom with a king bed, one bathroom, space spanning almost 1,400 sq. ft. It provides direct access to the resort-style lazy river and pool, hot tub, and fire pits, making it a perfect spot to unwind. This home accommodates 2 guests, but can accommodate 3 if someone would like to sleep on the couch.
Guests have full access to all three residences, pictured outdoor areas, and game spaces, except a few locked closets and barns, which will remain secure.

A car is essential for getting around the Texas Hill Country, as the area is spread out and public transportation is limited. However, some local companies do offer guided tours to popular destinations, wineries, and attractions, providing a convenient alternative for visitors.
Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you’ll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.
Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.
Security Deposit: There will be a security deposit of $1,500. It will be collected separately 24 hours before booking and will be refunded 72 hours after your stay. It may reflect to your account within 7 business days once the refund is initiated for your banking entity to finalize the transaction.
HOUSE RULES:
- The primary reservation holder must sign the rental agreement provided with the reservation confirmation at least 24 hours before check-in.
- The primary reservation holder is required to be 25 years or older and remain on the property for the duration of the stay.
- The primary reservation holder is fully responsible for any damage to the property caused by their guests.
- The property’s maximum occupancy must not exceed the number specified in the booking.
- Non-compliance with the rental agreement may result in additional charges, up to and including eviction with no refund.
- Quiet hours are from 10PM to 7AM.
Parties and Events: Parties or events are prohibited unless explicitly approved in writing. This includes hosting non-guests or exceeding the designated occupancy. If approved, the property can accommodate up to 50 guests, and event insurance is required. Approved events are subject to event fees and/or an additional fee per occupant exceeding the original occupancy limit.
Parking: The owner garage is off limits. Please do not park on the grass. Only park on paved or gravel areas.
Vehicles: ATVs and other motorized vehicles are strictly prohibited at all times. Any violation will result in immediate eviction without warning or refund.
Check-in/Check-out: Early check-in and late check-out may be arranged, subject to availability, and additional fees will be incurred.
Pets: Pets are not permitted unless pre-approved by the owner. Extra charges may apply.
Smoking/Vaping: Smoking and vaping are strictly prohibited inside the property and on its premises. $1,000 smoking fee per house.
Toilet Usage: Only the toilet paper provided is flushable. Feminine products, wipes, and other materials must not be flushed.
Sinks: Please do not put food, coffee grounds, or grease into the septic system.
Fire Hazards: Fireworks, sparklers, and candles are not permitted anywhere on the property for safety reasons.
Fire pit: For your safety, please prioritize fire safety at all times. Do not use the fire pits during a burn ban. You can check the Kendall County website for the latest burn ban information. Burn bans often prohibit the use of any open flame outside, including charcoal grills.
Weapons: Firearms are prohibited on the premises. Hunting is strictly forbidden.
Fireplaces: Indoor fireplaces and chimneys are non-operational and must not be used.
Furniture: If furniture is moved during your stay, it must be returned to its original location before departure. Additional charges may apply if this is not completed.
Outdoor Furniture: Outdoor furniture must be covered after use to prevent weather damage.
Cameras: Exterior cameras are installed for security purposes. Tampering with or disabling them is strictly prohibited.
HVAC: The thermostat should not be set higher than 76°F (heating) or lower than 68°F (cooling). Adjustments should not exceed 2°F per hour. Please keep windows and doors closed to maintain HVAC efficiency and prevent any Texas-sized insects from entering the home.
Sunroom: The sunroom offers great views, but due to its glass design, it may get warm during the day and won’t hold a consistent temperature. Keep the doors closed as much as possible to retain the inside temperature.
Pool Notes: The pool and lazy river are not heated.
To use the Lazy River, please reach out to us in advance so we can turn it on for you remotely. A few important notes:
- The lazy river can run for up to 4 hours at a time, followed by a mandatory 1-hour break.
- A maximum of 8 hours of run time is allowed per day (two 4-hour sessions).
- If you’d like it turned on again after a break, just let us know and we’ll take care of it for you.
Pool Rules:
- Rinse off before entering the pool and/or hot tub.
- No lifeguard is on duty; swimming is at your own risk. (Pool, hot tub, creekside)
- Children under 17 must always be supervised by an adult in the pool area.
- Glass items and food are prohibited in the pool or pool area. Additional fees will apply for any damage or cleanup caused.
- The pool’s water features and Lazy River operate on a set schedule to help preserve the equipment and extend its lifespan. Tampering with pool equipment will result in eviction and possibly fees to replace any damaged equipment.
- Diving, jumping, and running in the pool area are prohibited.
- Please do not put any extra bubbles or additives in the hot tub or pools.
- Pool umbrellas must be closed when not in use to prevent damage from wind or storms.
- Pool Towels: There are pool towels bundled in the main home sunroom. Please ensure the pool towels are not left in the pool area or outside, as they could get damaged. If you need more pool towels, please utilize the facilities to launder them.
- Please feel free to utilize our pool floaties located in the pool house outdoor storage to the left of the pool house entry. Please put all the floaties back once you are finished with them so they do not blow away.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
- A first aid kit is available in the outdoor chest near the pool umbrellas.
- In emergencies, immediately call 911.
Golf Equipment:
- Golf equipment is for use on the designated golf area only.
- All clubs and golf balls must be returned to their proper storage area after use.
- Guests are responsible for the condition of the equipment and will be charged for any damage or loss.
Trash: All trash must be disposed of in the designated bins located at the front of the property on the side of the entry gate. Please notify our team immediately if the trash bins are full.
Additional cleaning fees may apply if the property requires an unusually high level of cleaning due to excessive mess, damage, or neglect; extra charges may be added to cover the additional cleaning time and effort.
Please note that this is a rural property out in the Texas Hill Country, where it’s common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn’t pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
