Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- We would love for you to have an amazing stay. Please read these rules before booking. By booking this property, you agree to abide by these rules. Thank you!
- Check in is at 4 PM. We cannot offer early check-ins or late departures. This is to allow our cleaning crew plenty of time to make sure the property is thoroughly cleaned and sanitized before and after your stay.
- Check out is at 10 AM. Our cleaners need time to clean the property before the next guest arrive, as same-day turnovers are common. Please respect their time and vacate the property by 10 AM. You will be charged $200 for each half hour after 10AM checkout that you are still on the premises.
- Please remember this is someone's home that you are staying at. Be respectful of their home and surrounding neighbors.
- Please ensure that your total number of guests matches that on your booking. If you are found to have more than the number of guests on your booking you will be asked to leave with no refund.
- Absolutely no smoking or parties. If the owner/property manager is informed of any parties taking place on the property, you will be asked to leave with no refund for the remainder of your rental nights. If the cops shall be called to this property we will ask the guest to leave immediately with no refund. Quiet time starts at 10 PM and remains in effect until 9 AM. Please be courteous of the neighbors surrounding you. Any evidence of smoking inside the property or on the premises will result in an additional $500 fee or the cost of having the property treated for smoke damage.
- Personal Belongings. We are not responsible for the loss of personal belongings or valuables of the guest. Items left behind after your stay are not the responsibility of the homeowner/property manager. Please thoroughly check for you personal items before departing.
- Furnishings and home cleanliness. Please keep the property and all furnishings in good order. Removing any items from the property is not permitted. If any damages to furnishings or property occur during your stay, please contact the owner immediately. If the property is found to need more than a normal clean. Guest will pay for the extra cleaning charge.
- If you use the gas propane tank please make sure to replace it.
- Refunds. Owner cannot guarantee against mechanical failure of heating, air conditioning, Hot Tubs, pools, TV's, Wi-Fi or appliances. Please report any inoperative equipment to the owner/property manager immediately. We will make every reasonable effort to have repairs done quickly and efficiently. NO refunds will be made due to failure of appliances, equipment, or amenities. NO Refunds for early departures. No refunds for delayed arrival.
- Starter Pack. We provide a starter pack of paper towels, 2 rolls of TP per bathroom, 2 dishwasher tabs, dish soap/sponge, a starter supply of laundry pods or soap, 2 trash liners per can. Longer stays may require you to purchase additional items if needed.
- Trash. Any garbage must be placed in a proper receptacle outside, located near the driveway. Please empty the fridge, and take trash out before your departure. Please DO NOT place trash on the top of the outside bins.
- Hot Tub and pool Rules. Use the Hot Tub and pool are swim at your own risk. No children under the age of 18 permitted in hot tubs/pools at any time without adult supervision. Owner is not responsible for any accidents or injuries that occur with the use of the Hot Tub or pools. Please wear swim attire only. The hot tub and pool are cleaned and sanitized regularly. DO NOT STAND ON THE TUB COVER. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you will be charged $500 to replace. When not using the hot tub, leave the cover on so it will stay warm. There is no diving or jumping in the pool or hot tub. Do not overfill the hot tub. Do NOT introduce any products (such as soaps, cleaners, perfumes, bath soap, etc.) into the hot tub or pool. You will be assessed an additional fee for damages or extra cleaning occurring to the Hot Tub or pool related to misuse. There will be a $100 fee for loss of pool key.
