✔ Our home is 100% self-checkin so we require guests to complete a digital rental agreement and check-in form 30 days before arrival to gain access to the home.
✔ Quiet hours are from 10:00 PM to 8:00 AM
✘ Our neighbors are nice people, parties or events are prohibited.
✘ We ask that you do not smoke inside the house, please.
✔ We provide a starter kit of basic supplies. For longer stays, guests will need to replenish these supplies as needed.

✔We have a floodlight camera that shows the front door/entrance and driveway.
✔We have boat/trailer parking at this home.
✔The spacious driveway offers ample room for multiple boating and wave runner options, with the left side of the house accommodating boats up to approximately 28 feet.
✔An additional charge of $25 per unauthorized extra guest, per night, will apply to any guests exceeding the booked occupancy.
✔There is a maximum of 8 guests allowed over night and a maximum of 10 guests at any other time.
A signed Rental Agreement is required for all reservations. This agreement outlines the house rules, occupancy guidelines, and important policies for your stay. If you have any questions or would like to review the Rental Agreement before booking, please feel free to request a copy—we’re happy to provide it.
NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules.
No Smoking of any Kind: Smoking of any kind will result is a $750 additional cleaning and Ozone fee. This includes, but is not limited to vaping, cigarettes, marijuana, or any other form of smoking.
Fishing Guests: Please do not dispose of fish remains or waste in the home’s trash bins. For your convenience, filet stations and proper disposal cans are available at public fishing docks throughout Florida — the West Palm Beach Public Dock (South) is a nearby and popular option.
We do weekly pool maintenance, but cannot control weather or debris. While we strive for cleanliness, we can’t guarantee a debris-free pool. Rest assured, we’re dedicated to keeping the pool in top condition.
We have a security camera doorbell that detects and videos upon motion or sound.
Upon booking, we may require a copy of the lead guest’s drivers license and rental agreement.
We have a smart thermostat that regulates the temperature - it can be manually changed, but note that our threshold is from 68-78F.
Florida is subject to hurricanes, tornadoes, tropical storms, water spouts, other high-wind events, and acts of God.
BOOKINGS YET TO BEGIN
They are RARE, but, if, at any time, our property is under a tropical storm/hurricane watch, where the National Weather Service (NWS) published hurricane “incidence cone” remains focused on our geographic region, with projections of a category strength of CAT 1, or more, forty-eight (48) hours prior to your booking, we will attempt to contact you to notify you that we are cancelling your booking. We HIGHLY recommend purchasing travel insurance in the event that a weather event happens and your stay cannot start or is interrupted, as no refunds will be granted for impending or unfortunate weather.
ACTIVE STAYS
If you are staying with us when a Tropical Storm/Hurricane Watch is announced by the NWS, we will advise you to curtail your stay, and make arrangements to leave the area.
If the storm, in the estimation of the NWS, has the potential to reach a level of Category 1, or greater, in our area, you agree to depart the premises, when requested by our staff, or the authorities.
You are responsible for your own safety, and evacuation/transportation plans, in such a circumstance. We will offer you a pro-rata refund of your stay, for the remaining days in keeping with the Platform’s Extenuating Circumstances Policy.
Weather-related communications outages may impact our ability to contact you. We will make every effort to connect with you, and resolve your reservation situation.
This property is located in a tropical climate zone. It is possible, but not likely, to see snakes, lizards, exotic reptiles, vermin, iguanas, raccoons, ferile cats, alligators, non-native primates, and other wild animals, as well as all kinds of bugs, including, but not limited to, ants, honey bees, palmetto bugs, roaches, etc. on the property.
Per the platform’s listing requirements, we are, therefore, required to notify you that we have “dangerous animals” on the property.
All stand-alone, homes, excluding those that are not in a condominium tower, save those in Greenland, Iceland, Ireland, and any part of any nation in the Arctic Circle, are required, by the platform, to notify you of the possibility that one might encounter both dangerous, and fear-provoking, non-threatening creatures.
We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via the platforms’ Direct Message (DM) system, immediately. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on our property.
Many of these creatures are free-roaming. We do not have control of anything that occurs on neighboring, city, community, or HOA properties, and cannot be held liable for their maintenance of same.
IMPORTANT FOR PARENTS: The property is not child-proof and is not suitable for young children. While we love kids, we have not set up the property to protect them from harm. Parents who bring small children will be required to watch them at all times and assume liability.
Note that we do not offer snorkeling gear. We do provide beach towels.
