This delightful and bright 3-bedroom house (sleeping up to 5 guests) offers the perfect blend of modern convenience and coastal charm, ideally located within walking distance from the heart of Southwold. The property features spacious living areas filled with natural light, creating a welcoming atmosphere throughout. It also benefits from having off road parking with an EV charger and an enclosed garden.
On entering the property you step into the spacious open plan lounge / dining area which is flooded with natural light, making it a beautifully bright room. There are two 2-seater sofas, a pouffe, Smart TV, dining table and chairs.
The comfortable lounge, and dining area offer a cozy yet functional space for family living. Glazed doors from the lounge lead out to the garden.
A door leads into the fully equipped galley style kitchen, with a fridge / freezer, dishwasher, electric hob and oven, Nespresso Vertuo...

Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

- We have had such a lovely stay in your beautiful home from home holiday accommodation. Your home is beautifully furnished with so much attention to detail to ensure we had all we needed for a comfortable stay. The towels and bedding super soft and the overall cleanliness, exceptional.

- We were lucky enough to spend some time at this lovely house recently. The house was perfect. It was spotlessly clean and truly cared for — and everything felt thoughtfully prepared and welcoming. .
- Our two young children even asked if we could stay FOREVER ? — which pretty much says it all.
- The beds were incredibly comfortable, and the kitchen was really well equipped. There’s a real generosity of spirit in how everything’s been set up — it feels like staying at the home of someone who really wants you to have a great time.
- We also loved the area. We had a gorgeous time exploring, loved crabbing, and had a brilliant adventure out on a speedboat. We hope to come again soon

- Fabulous stay with our family, me, hubby and 2 boys 7, 10 years of age. Felt like home from home. Thanks for the biscuits, milk, coffee. Very comfy beds and we loved the board games. Great location.

- Amazing house. You have absolutely thought of everything. We have stayed in many holiday lets but NEVER one as well equipped as this. The layout, decor, comfort, cleanliness and relaxed feel is spot on. We had a lovely few days stay with our dog, Buster ? enclosed garden, dog bowls, treats etc. perfect ! Beds very comfortable, linen beautiful, and brilliant that the car is parked straight outside to get luggage in and out, and is visible from the house. Brilliant location for walks into Southwold. We loved EVERYTHING 10/10 Highly recommend

- Pets: Up to two small well-behaved dogs are welcome to stay in the house, subject to them not being allowed on the furniture or upstairs. Please ensure all dog poo is cleared up in the back garden (there are poo bags in the lobby by the back door).
- Parking: There is parking for one medium/small car at the front of the property. If the car is too big or you need an additional space, please drive up the side of the house and park as close as possible to the first garage door ahead of you.
- Please do not park in front of other residents’ garages.
- EV Charging: EV owners are welcome to charge their vehicle using the EV charger at the front of the property. Please use the overnight tariff. The first charge is free and subsequent charges are charged at £10 each.
- Neighbours: The house is attached to our neighbours, who we would like to keep happy. Please can we respectfully ask you to keep noise levels to an acceptable level as we do not wish to offend our neighbours.
- Garden Furniture: You are welcome to use the garden furniture on the corner patio, but please put the cushions in the storage unit overnight / when raining.
- Muddy Boots and Shoes!
- Please remove all muddy boots and shoes before entering the living space of the property. There is a bench seat in the lobby by the back door which can be used.
