Take in the expansive beach and ocean views while grilling on the gas BBQ. KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. YOUR STAY ALSO INCLUDES: - Wi-Fi - 4 low-profile beach chairs - Hair dryer - Iron and ironing board - Heating throughout GUEST ACCESS: Guests will have access to the entire ground-floor 2BR/1.5BA residence. This includes all interior spaces and the oceanfront patio. The upstairs residence is not included in this listing. Please note that the oceanfront patio is considered an easement, and guests in the upper residence may use the patio to access the beach at any time. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested. ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort. Disclaimers: This neighborhood is primarily residential and extremely peaceful/quiet. Guests must adhere to the strict Newport Beach Municipal Codes regarding noise, maximum occupancy, parking, etc. Guests who disturb the neighboring residence will be subject to immediate eviction without refund. Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Laundry: A stacked washer and dryer are available for guests. Please note that guests must provide their own laundry supplies. Parking: One designated parking space in the shared garage. Mid-size vehicles only, no oversized SUVs or trucks. General neighborhood street parking, both metered and unmetered, is also available. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Property Manager at very reasonable rates. Large ice chests, wagons, Pack’ N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information. Rental Agreement: A signed rental agreement is required to complete your booking. Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances. City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
