Things To Know
Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
- Guests who book a home or villa that is located in the state of California may cancel for free provided that: (1) reservation is canceled within 24-hours of reservation request, and (2) reservation request was made 3 days before arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- VALID EMAIL ADDRESS REQUIREMENT: (As of September 30, 2023) Upon first booking, we will require that you submit a valid email address for the main booking holder within the first 24 hours of booking creation or within 1 hour of booking a same day arrival. Your email address will be used to send you our required rental agreement, property/arrival details as well as other important information regarding your stay including entry codes on your arrival afternoon. **If you decline to send your email address we reserve the right to cancel your booking without penalty and issue a full refund**
- RENTAL AGREEMENT: Upon booking, you’ll receive two forms from our company, which must be completed within 48 hours of booking, or within 24 hours of arrival, whichever is sooner:
- 1. Guest Information Form: # of guests, names and ages of all guests, and nature of your visit
- 2. Rental Agreement. We are not able to display our rental agreement on many of the third-party booking platforms that we use. If you desire to review our Rental Agreement prior to booking, please let us know.
- **If you do not complete these documents within 48 hours of booking, or 24 hours prior to arrival, whichever is sooner, we reserve the right to cancel your reservation with no penalty.**
- AGE REQUIREMENT:
- You must be a minimum of 30 years old to rent this property.
- ID VERIFICATION:
- After your Rental Agreement is approved, we will text you a link to our ID Verification software, Guest Ranger, to safely and easily upload a picture of your ID and a “selfie.". If you prefer to not send us this information through Guest Ranger, you must check in at our office on your designated Check-In Day.
- NO PARTIES, EVENTS, DRINKING GAMES:
- If we require you and your fellow guests to cease any activity to which we deem excessively disruptive to the neighborhood, you and your fellow guests must comply immediately & for the remainder of your stay. Failure to comply will result in immediate eviction with no refund.
- STRICT 10PM-10AM NOISE CURFEW::
- The City of Newport Beach enforces a strict “Noise Ordinance.” Excessive noise at any time (but especially after 10PM) such as loud music, drinking games, constant outbursts of laughter, profanity, yelling, fighting, drunken/vulgar behavior, OR too many guests on the property, will not be tolerated.
- If a police visit to our property is necessary, due to a valid noise complaint, you may be asked to leave immediately with NO REFUND of rental amount or security deposit. Any fines issued to the property owners that were incurred by overnight OR visiting guests, will be passed on to those guests.
- MAX OCCUPANCY:
- Do not exceed the home’s maximum occupancy. Immediate termination of your occupancy will occur, with no refund of rental amount or security deposit, for numbers of guests that exceed the maximum occupancy. Please see the listing description for your vacation rental’s specific maximum occupancy number.
- NO SMOKING/VAPING:
- All our properties are strict no-smoking zones. Patios, balconies & rooftop decks included. The City of Newport Beach prohibits smoking on all beaches & boardwalk areas as well.
- CHECK-IN/OUT:
- Check-in time is 3PM; Check-out time is 10AM (unless a separate time is approved by Beachview in writing).
- SECURITY EQUIPMENT:
- This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
- MAINTENANCE:
- Please don't hesitate to notify us if anything needs repair, replacement or attention within 24 hours of your arrival so you are not held responsible. While we don’t wish to interfere with your vacation, we want everything to operate properly for you!
- PARKING:
- Please park in your designated parking space(s) only. Guest or visitors of Guest may not park their car in non-designated areas at any time. Violations are subject to towing at Guest’s expense.
- Some units do not come with designated parking. You are responsible for knowing whether there is designated parking (see listing description), as well as if the car will fit prior to booking. Please call for any questions.
- NO-PET HOMES:
- Any sightings or evidence of a pet on the property (interior or exterior) in homes not designated as "pet-friendly" will result in potential fines and/or eviction, plus any additional related expenses.
- CLEANING:
- Your vacation home will be clean for your arrival. Daily maid service or linen change-out is not included. Please be considerate to our housekeepers by leaving the unit in good shape upon check-out.
- UTILITIES:
- Be energy efficient to help keep the cost of our rentals reasonable: turn off lights (including all outdoor lights) & turn down the heat or AC (if applicable) whenever you leave the unit. Upon checkout, turn off lights, ceiling fans, heat, AC, thermostats, etc.
- LAUNDRY:
- Do not put wet, sandy towels/suits/clothing in the washer or dryer. Guests must provide all detergent & laundry supplies.
- GRILL:
- Close off gas line or propane tank valve completely after each use. You are expected to thoroughly clean the grill grate after each use, and especially at the end of your stay.
- TRASH:
- You are required to take all trash from the home to our large cans near the alley before your departure. Regularly-scheduled trash pick-up is Monday morning. (During summer months, there is an extra Saturday morning pick-up for all oceanfront and 100 block properties.)
- SHOWING PROPERTY UNIT:
- Beachview reserves the right to show Property, or perform needed repairs with 24 hour notice to Guest, whether Guest is present or not. In emergency situations, Beachview is not required to give notice to Guest.
