OUTDOOR SPACES:
The oceanfront front patio is designed for relaxed outdoor living and entertaining, featuring a large fire pit surrounded by cushioned seating and lounge chairs, along with a gas BBQ grill. The home also includes private balcony access from multiple bedrooms, including a dedicated oceanfront balcony off the primary bedroom.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware and includes all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one queen bed is provided in the loft. Twin rollaway beds can be rented by making advance arrangements with our office.
Laundry: On-site laundry facilities are located on the second level. Guests must provide their own laundry supplies.
Parking: Two garage spaces are provided and accommodate most vehicle sizes. Guests may also use neighborhood street parking, both metered and unmetered.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Property Manager at very reasonable rates. Large ice chests, wagons, Pack’ N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Please Note: For guest safety, certain features of the home are not available during stays. The primary bathroom Jacuzzi tub may still be used as a soaking tub, but the jets have been disabled. Access to the rooftop deck is not permitted at any time. Please also note that the primary bedroom does not have its own closet, though a small closet and storage area are available just down the hallway in the office area.
